sh what's up guys this sh today we're going to check out a villa residences in Wanga Mau let's [Music] go well it was only a month ago where we just checked out that building there so this is the entire quatz master plan and right opposite we are now within this stretch where it's also building in abundance so this will be the project that we're going to check out today Sunway ailla residences and it's a mixed development so on the other side that's Aila Avenue and I'm glad that they have a separate entrance all together so when the commercial is doing really really good it will not affect the entrance and I also like the position of the entrance which is located away from the main road so this is like a secondary Road where it requires you to turn one turn and you can also turn in from two sides so from the traffic light if you turn right there will be an internal road to come in this way as well so that's great so what I meant was uh that was the primary Road connecting to wam Mau side so this is the secondary Road and they position the entrance here and looking at it is way more quiet there's also an internal Road here that connects directly into the traffic light and this will be v wangsamas a lot of buildings of them this is infinity tree then there will be sway aresa at the end and throughout this road going in that will actually be a connection Point into the SRI Rai mrd station so after coming in from the gut house you have to turn in you will pass by a very decorated buffer zone and walking in then this will be the first drop off for Tower a the drop off for Tower B will be at the side and this will be the entrance to your relevant car park locations okay and for the roads they have pavers and the entire entrance is pretty decorated so that's nice and for the sidewalk so they also have concrete covers for the drains that's nice railings and you can see there's a significant level difference between the main road and the inner road so this is the inner Road I talked about just now where they can actually turn in and they access the side from this inner road but the entire surrounding here are just filled with ma tree so that I really really like and let's go check out the unit and a few details here is uh upon the pavement they start having the ram design already from the initial stage that's good [Music] so going to the lobby coming up to the leaf this is the lift Lobby the width is 3 m height is 2. 7 seems rather Grand especially with this I think stainless Ste aluminium I think it's aluminium edges to the leaf door so it's rather elaborated and the entire Lobby is bright especially when you have a window at the side here and here then we will look into the back so over here we will be able to see the six blocks of v wangsamas and that will be S artisa that will be the brand new condo queen that is actually coming up very soon which is next to the L station but here then you can see that the mountains of highrises around also at the edge so you can see so all those are all new buildings all coming up within this location and something rather peculiar here so that's a drain here maybe because of the crazy rain lately so they specified a drain within the leaf Lobby itself along with a floor trap so that's nice and in one floor there will be 11 units in total service by five lift four passenger lift one fire lift here and the floor plate is actually a double loaded Corridor with voids in the center and it's open at the edge okay and I really enjoy their recent uh approach towards this lift door design where they still retained the fire door just that they built somewhat like a dedicated bracket to hose the fire door all together and during emergency there will be a magnetic system to release the doors so they will close and their approach to this zero level difference approach across the design so like from just now the drop off into the first Lobby Lea Lobby coming out to the corridor and we will be able to see all those across the design throughout the unit this is something that the group has always been pushing which is very very good another thing then will be the specified zones of decoration so it's a targeted Zone because this is the entrance where everybody will pass through so here the design will be a little bit more elaborated with the design material choices will be a little bit more classy and going in this will be the common corridors already so you will have voids at the side and you will have a plaster ceiling covering all the services like Sprinklers and lights and things like that the corridor wave is 1. 78 M the ceiling height is 2.
7 and it's very comfortable especially the parapet wall so it's rather high and it's actually slanted inwards to the void so water won't stay around and then it will grow fungus or mole and things like that but just that without the artificial lightings the entire Corridor will somewhat be dark so this is the original setting if there's no artificial lighting but it looks good like that from the corridor then there will be a service area and this will be the location of the Refuge room okay so going in the double door system and there you go it's a rather compact one you can put in two beans and it's almost full already but what I like is the full height W house then you have the window for ventilation on the secondary door also you will have another ventilation panel until you come out from the service Corridor this is where you have all all the risers the elv Riser water Riser whatever Riser so this is where the maintenance team will will be using also the loading for construction people and here you will have your own separate window again so almost 100% you will not smell the rubbish from the corridor wow so this will be the unit we're going to check out today and you can see the ram design into the unit so it's very friendly for everybody with mobility issues nice so the weave of the foyer here is 1. 7 m I'm not too sure whether should there be a shoe right here looking at the neighbors don't have yet but let's go check out the unit so this will be the unit we going to check out today this is tipe B 904 Square ft in build up three bedroom two bathroom unit okay so when we go into the unit there will be a dining you pass through the kitchen at the side with a small yard then a dining and leaving to a French balcony that's a fancy word for no balcony you have three bedrooms here one attached to the inner void so two will be attached to the outline of the facade then this will be the Principal bedroom attached with the on Suite bathroom at the side so there will be a common bathroom here and let's go check out the unit so coming to the main door so the clearance for the door is 1. 05 M so it's uh um big enough so I like it and coming in the way you will have the living dining and K tucked at the side already so this is a pretty straightforward there'll be a slight ceiling drop for the kitchen area and let's go check that out first so the wall to wall wave here is about 2.
9 M and here is around 1. 76 M so it's a pretty sizable one but just that the unit will come in bare finish format where you have a 5 W house that's about it okay therefore everything else is added later on by the owner itself and I think this is for investment purposes so they're doing the bare minimal only and on the side this will be attached next to a window panel and this will be connected to the void outside okay and behind this will be the yard space where you can put in your washer and dryer and just to point out one observation this parapet wall connecting to the void right this is 1. 5 M because I'm not very tall also so this is 1.
5 M and it's taller than usual so usually it's around a a level where where I can actually look down but this one is actually very tough so I'm not too sure whether is it done with the intention of visibility so you have better privacy within the unit also when you look out right for the corridors is also set higher this is the same height as the corridor parab wall but as a result we also have this cluster phobic feeling to it it's rather intimidating so I'm not too sure which one will be better but for safety of course this is better in case you have children with you or things like that so for the internal walls of the Void they using spray painting that's nice anyway this space here is 1. 03 M by 1. 36 m so it's a rather tight one and after you put in the washer dryer here Fula so walking through the dining area the water wall with here is 3.
24 M very spacious and the ceiling height is 3 m and the ongoing price for sale of this unit is 620,000 if you were to go to the property portals and the expected rental per month for this fully fished unit is around 28 to 3,000 H not bad and because this building it's somewhat under the commercial category there will be a requirement of having sprinklers within the unit therefore you will have a box up to accommodate the sprinkler pipings okay just to point out and this will be the leing space and because there is no balcony so there will be no need to have circulation space so 3. 2 M here feels very very comfortable and I like that they even included this window panel here instead of just having a wall right just imagine if it's like that then the unit doesn't look as good but this feels way better I like it and this is a sliding door actually so if you were to open up we are looking towards the quadz master plan where you have Farah and Lexa here that will be outre if not mistaken this will be the main road connecting into the developments already Okay so this will be the first Junction of traffic light and when you turn right you can access the unit ready this is the entrance into the commercial site of Aila and now you can see it's 1:00 right now the traffic is very very easy and you will have overlooking issues well I guess that's pretty common for urban living and this is a French balcony setting so you will have steel hand rails and just a good enough space but now the more important aspect because this is facing the main road right you will have noise pollution so once we close it it become so quiet and also the window actually comes with certain level of tint so it's not as glaring as before awesome as we have just visited the project right opposite not long ago right I guess every developer here is sharing the same mindset when they are building project here trying to leverage on the charm of Wanga Mau itself so technically this stretch is cost three R bu already where the original setting of sh Rai is really lowrise landed shop office it's a very very old address really and this area has always been a popular address due to its proximity to KL City so here if you take the S Wanga jel Junction you can immediately reach KLCC Jang already or you can also take out the MR2 to take the external way to get into Jalan so MR2 and jalang gang used to be the main pathway that connects everything but now you have the new s Highway Duke Highway which connects you to the rest of the city like mon Kiara PJ and things like that suddenly everything becomes very very connected and those Highway were just recently completed but all this development were launched like four to 5 years ago and now you can see the progress of B ready and Aila did really well in sales that's ajon Building C sway ARA as well which is like a few steps away only all trying to leverage on the Shai LT the Wanga Walk Mall the sophisticated surrounding it's filled with mature amenities and population so this location but we also share the same concern where sometimes you can get too high of a density then but so far there not much canvas left anyway so it's going to be only this segment of w it's going to be very congested the rest is all landed so maybe we should consider the Lander properties I don't [Music] know moving into the room so you will have all the switches here and it's provided by Schneider so this will be bedroom 1 2 three along with the shed bathroom so this then becomes a a little bit tight where the corridor size is only 980 mm and the height to this is only 2. 55 M and here you will have the speaker along with the sprinkler system moving on this will be the common bathroom so here you will have jungon SS Basin and wc shower screen full highight wall house with the window for ventilation and I like this treatment so here you will have a ram going down and another Ram connecting to the shower area very gentle and personally I do think that this should be a standard specification for all projects awesome next to that then we will have the first bedroom that is attached to the void it comes with laminated Timber floorings Timber skirtings at the side window panel the size of the room is 2.
55 by 2. 8 and because this is attached to the void right originally it was will look like that okay so there's not much daylight that will come through and you will have a window panels so the windows are still tinted you can really see the difference and the noise cancellation solid and within a room it comes with a sprinkler and a box up for the wirings and things like that moving opposite this will be bedro two and the size is pretty similar actually so this is 2. 64 by 3 m where you can put in a queen size bait a wardrobe space still have rooms for circulation a little bit not too tight but the difference here is you will have a window connecting to the facade line so you will have natural day lighting into the space itself that drastically change everything right moving on this will be the Principal bedroom and similar flooring materials and this will be the size of it okay so here you will have a queen size bait yet still have space for bedside table this will be the Wardrobe space and sufficient space for circulation window panels uh not as big the width is 2.
84 and the length is 4. 35 so the length is longer than usual where you still have a empty space here you want to do yoga or workout here you can still have space but overall is a very comfortable size just too bad that window panels I wish it could be bigger I wish but there will be always constraint of uh cost involved and this will be attached with its own on Swit bathroom so here you will have the same details of the slope going downwards along to the shower area so here you have a shower screen WC and basing should be similar Johnson swis and this comes with this vanity top that's very nice ooh and full height wall tows along with the window for ventilation and I guess that's all for the unit it's now time to go and check out the facilities yeah let's go [Music] so coming out from the leaf Lobby we are now in level six which is the facility floor and you can see the entire canvas is rather big so there will be some enclosed spaces but I have made one very POC observation the amount of sprinkler within this unit itself is insane there's more sprinklers than lights I don't know why within the uni itself already we noticed that why the frequency of sprinkler is so high this one also but anyway you can see that a lot of empty space here and they kind of add fixtures to the column CU that might be a sitting area this nice then on this side you will have the yoga deck that will be Farah so it means that on this side it will be the road already okay at The Fringe then you will add the landscape strip here we'll have some sitting area but mostly all are Ted up to some more control maintenance fees Landscapes are planted in planter box format individually okay and they look pretty decent that will be Infinity this will be wam Mas already and here you have all the outdoor gym equipment so on one side you will have the quads where you have Farah and Lexar building facing you on the back then you will have the Villa Wanga Mas facing you so both s is pretty equal the only main difference will be the noise that comes from the main road Road versus the local Road here so local Road here it's set at a degree where Vehicles need to drive upwards there a lot of concrete trucks just now so it was really noisy just the sound of acceleration so it's something to take note anyway we are now then at the back part of the facade where you have this small little garden strip all the way so you have a little walkway with cement rended broom finish I think then this will be the reflexology pathway some bench to sit around some lighting fixtures to add some decoration elements during the night landscape strip and you will have a steel hand reel at the ede so that is not as great as the parapet wall but I think it's still fine so at the center between two blocks then there is a water plate area for kids so this is a little kids pool area with a plate area within so this looks nice and decent and this seems afterthought right the external Furniture seems an afterthought and here you will have the timber black TOs and from the center pool we are now in the elevated area where this is the main lap pool okay so this will be the staircase going downwards there will be a pavilion here for sitting area but again you have the infinity H but you have the sound and the Privacy not so decent and while standing here then you will appreciate the window specifications within the unit itself just now when you were in the unit we Clos everything right very quiet there but hear you boom boom boom boom boom nonstop and anyway uh the color is a huge contrast to the timber like tows and you still have all the landscape Islands at the S then from the lower floor going up to the swimming pool deck right that's this Rams for inclusivity purposes that's nice and you can see that the entire landscape approach is very targeted in between main facilities right this will be the transition and here then will be the kids play area a very extensive one you have artificial turfing here and this will be where they go W next so that then you will have more empty areas for kids to run around you will have some swings here at the age then that will be the Pavilion for the barbecue pits already so this is where you have a lot of canvas seriously a lot of areas there because the whole piece of this fre whole land is 4. 34 acres and in total there's only 810 units so you can see that W ample of space around the facility so if you have a kid like mine who likes to run around then this is very very good L that's why even after having very extensive Focus area for landscape it's still look rather empty but I guess that's a good thing in this sense anyway this will be the herbs Farm where they kind of have so these are mean trees and there will be the lemongrass the pandan barbecue areas and these will be The Pavilions where you can have family gatherings and you m very nice and here we can already see from a distance the KLC CC KL Towers PMB 118 already at the far end which was originally the main selling point for Wanga Mau the distance of it right to the city is technically Wanga Mau is already in K yeah so from the barbeq pit coming in then this will be the multi-purpose Hall so here you have two bedminton carts and you will have Timber pet floors very nice and I like this format and this is not a tin Tai bu one and you have proper ventilation panel just that I'm not too sure whether the ceiling height is sufficient or not so it's a 6.
5 M ceiling okaya if you're not pro level I think this is sufficient and it comes with proper lighting appliances as well so you can see that at the ede the lightings are at the S so you won't be striking to the ice when you want to receive the shutter coock and you will have airor units as well just in case you use this for Gatherings and things like that H quite proper this is a rather proper bedminton C ceiling height how I wish it could be higher but how many people play pro right at the side then this will be the half cut basketball car so this is nice I like this a lot and it's actually surrounded by the cage in case the ball goes crazy and again you will see this targeted planter Bo format of landscape but the entire feeling that I get within this facility de I think the team kind of struggled to balance between between additional facilities versus maintenance cost because it's either all I can fill in all the gaps between the facility within the canvas space but it also means that residents will need to pay more every month for maintenance [Music] so in the center of the floor plate then this is the indoor Lounge where they received the keys so dear new owners congratulations this will be the function room but also they are decorating it temporarily well it looks good and it's actually connected so when you can run the room you can take all together to host your birthday party or wedding party or whatsoever and this is when you know that the canvas is really too big to be filled you have four leaves like this so in order to make the space not so empty they kind of use this approach to add a side curb put in artificial cing some lighting features with rocks right does to take up more canvas space to make the space not so empty but after actively putting in so much effort there's still so much space wow well this is also because this is the pit to the void space above so this is rather unconventional here usually the towers will actually extend all the way downwards so this will be one of the garden units but within this setting of Aila I realized there are no Garden units there are no units within the facilities Flor at all that's why they have so much canvas space to play about yeah I'm not too sure but now like if you look into the facilities they're taking up all the ground floor space of the residential towers and they a transfer floor or transfer plate I'm not too sure what technology they use the sizes of them are awesome so you won't see any beams or columns in between the main spaces so that's always good okay and now we are in front of the gym so coming in you will have laminated Timber floor and four treadmills here facing the swimming pool and these are furnished by Life Fitness wow not only four here so you will have more here so in total you will have eight trap Mills all together all facing the swimming pool area and here then you will get to see the columns in between the space and I think it's fine here so opposite you don't have here you somewhat half a little bit but they use it perfectly for the space partition this will be the free weight Zone and more cardio equipments facing the swimming pool and this is a very nice interplay of levels where the pool area is actually elevated and they kind of flush with the gym then later to the common Corridor just now we need to go down right next to the gym then this will be the yoga room and that will be the games room where you have ping pong table pool table and Etc so nothing much pretty standard but I like the ceiling height for the spaces below the residential Towers so from the facilities deck there will be this staircase I don't know it connects to I think oh so this connects to the main entrance just now so for the main entrance for all the cars right they can already access upwards here okay so from the staircase right all the staircase actually connected to open areas like this so this is an open area on the lower floor and that connects further into the ground floor where the main entrance is okay so this connects into the elevated car box and let's go check it out so now we are in a car park and what we can see beams and columns then this will be the cement SED flooring Epoxy paint for pedestrian you will have the H production for all the columns and you'll have some utilities flying pretty low so these are 2. 47 M so it's clear so the minimum is 2. 2 and because we are in the highest floor of car par so we can see a little bit more pipings flying around the ceiling but overall it's a very comfortable car park because of its cross ventilation or because of the entire messing of the building it's actually flat so from one side you can see the opening show away here is also the opening already yeah well somewhat the car park Bay feels bigger this is around 2.
