whole right the anchor over here has to be kyite more because when they developed this land over here knowing that kaking is also by guda they actually bought this particular plot of land that is the closest towards this side of tpg which basically gives amenities to accessibility of all the residents over here so to me I think Accessibility has to play a very important role towards the entire Township and on top of that is the accessibility to get into the place itself now everybody knows coming here right now has a tendency of a little bit
sck sua but actually over here this area right is still in constant developments SL so accessibility over time with so many big developers I think shouldn't be too much of an issues we will only learn about the importance of Township if you Have bought a non- Township product if you have bought a project before where you don't know what's happening next door suddenly they promise KLCC VI but suddenly a new block come out or if you buy something then next to you is a religious building or a school or a police station or a hospital
then you will curse like M right and that is because uh you don't have that type of control over other people's land including your neighboring lot so the Beauty of Township then is Ultimate control and certainty that's number one it means also the developer needs to be in the game for at least 30 years they will never compromise the first phase buyers just because the number seven phase cannot sell imagine you buy s years ago and if I buy today it's cheaper than your first phase seven years ago will you come and complain to the
developer they would right and suddenly when you are in this game for Such a long period of time meaning whatever problem right hey why no retail okay I build for you hey why no school I bring in for you why no shop okay I bring in for you suddenly everything becomes their problem in the township but then when you look at it right they are a rare breed today my greatest concern is sometimes most of us takes all these Developers for granted one how many like imagine this one is 257 you just think about the
amount of Acres of land and if it's on bridging loan how much would be the monthly interest like just by not doing anything you know they running cost and this is not your boss briefing you this might be a Pitch where your boss tells you you all should stay with me but then just imagine the interest and The Upfront payment right so it also proves that the financial capabilities how like it's less than five developers can build so many Township at this scale concurrently At once including International right so it's a very very tough thing
to do but just that when we are in clang Valley right we are so spoiled because everywhere alsoo Township right everywhere Township you can just name right in CL very easily like 12 15 townships but when you don't realize the importance until I went to Pang that's only like two suddenly wow you know we all Township show with the premium of 15 to 20% higher right it can be justified But incline ready just because everyone else is a Township developer hey you all talk all same Patron so we all take for granted so the strength
of a Township then it's really reliability like uncertainty you know for sure things is going to happen and that's also another thing that we all take for granted also I think for the past maybe you all a bit younger maybe your uncle or Auntie will have this concern one meaning you buy property right you will worry that you Cannot be completed one right don't buy property next time you will burn your hands when it used to be very common but now right we all like went abandoned building that's like one and the whole world go
and see that one in right there's only one but then like for the rest right you don't even think about whether will it be compet or not it's a for sure kind of thing and that's how sport the market is right now but they also demonstrate how good the developers Are right now and for research purposes something you all can bring back home uh especially for landed products a Township located or base uh landed products we will appreciate faster than uh non- Township one why because if you all have learned about engineering and design before
like the pathway from the highway to the house needs to have a difference in Road system from Highway to primary Road secondary Road tertiary Road Local Road only it reach your house You cannot suddenly just turn out your house straight away K expresso and can on it wouldn't work that way so because of all that then you have the parks the mall and things like that if it's an individual title stand alone project why build Mall cannot make money on why build Park cannot make money on I sell I ja that's why the last thing
you want is should become a developer I will milk everybody every single scent you can but uh with uh the township developers that We have right now is actually a very very good thing to the industry and we are so famous International also we are very good Malaysia besides our accountants and Auditors right very famous internationally our Township developers are actually very very strong not many people built like us when that's why we got over Supply but yeah that J would you like to add on anything yeah I think just a picky back off the
whole idea of the township uh Development right like in Malaysia itself like what Sean just mentioned we actually do see this very often like there's Township almost everywhere nowadays but one thing I don't really see often is that townships with a development whereby multiple developers actually concurrently buil accordingly now in tpg I think this is the beauty about it because number one the population over here is going to be fairly large so expectancy of like the 30 40 years down time frame right then you're potentially going to get more and more people coming in over
here and then the shopping model which is the angle tenant then basically what will happen is the government will put more emphasis in redeveloping the area from a accessibility standpoint or Sol unlike other developments where they're like more Stand Alone the incentive for you to do so because the population might not be as high right why would I want to Do it over there whereas over here I have certainty there's going to be four or five big players and then we can com combine and Lobby for certain things together so I think having a Township
that is just not one single developer is also very important that sense because it actually creates that incentive for the government to actually push things forward so I think uh this particular area over here I mean I'm not to talk about the other names and whatnot but Essentially this particular area tpg itself gives you the luxury so yeah that's my final take towards this particular Township at least thank you so much J and Sean for sharing your thoughts I can particularly relate to what Sean just said by the plot of land in front of you
it doesn't belong to your developer so suddenly a building just pop out and block your view cuz my condo it was facing the iconic four buildings but very soon it will no Longer because there will be another building in front of me so that's why the beauty of Township everything is planned so you know exactly what happened to the port of land next to you it can be a mall it can be a commercial center you won't be in the dark and suddenly oh just realized it's not the way you think now let's move on
to a topic that I believe many of our audience right here are interested highrise and Landon so which one s is Them better okay I think I'll go go first so essentially our platform we have reviewed close to about 150 plus properties right and because majority of the audience over here are still towards that early 30s or maybe even younger my personal opinion and this is just a opinion right you can make your own decision why so scared bro talk okay no because I want to give them the context right you all make your own
decision this is your own informed decision at The end of it because my preference his preference everybody's preference is going to be uniquely to you so you cannot take like a flat bit answer like from my standpoint and just like go with that and Jalan right so what you want to do is you need to have your own type of understanding of your needs now personally if you're still like you know within my age range I'm still rather young right 31 sure you're not too far off right you're like what 30 okay okay Okay okay
don't want to talk about it AG is just a number when you take loan is yes so personally I feel that it really depends on where you're at in your life now personally for me somebody that is still actively going to do many condo reviews in the future as well and also still running my business right I would think that I would prefer convenience now property like condo right now you have lesser problems to take care of because you repay maintenance via the Condo manager's job is to go and service that for you now when
it comes to the LED property you would only go for that when you have a little bit more of a cash flow abundance or when you level of certainty towards your career and you have like extra Hobbies or extra space is required for you to actually just oh I want to have a kitchen area because I enjoy cooking I want to create content maybe who knows maybe have one day or stay each St something right but Essentially you can have passion products when you have landed property space condo is very restricted to what you have
and also a temporary need of space for interim so I would think that it depends on where you're at in your life to consider if it's highrise or landed so that's why I don't like to give a flat bit answer it really depends on where you're at in your career your life and whatnot so what are the key factors to be taken into consideration Besides what you have just mentioned key consideration I think it's definitely your AFF affordability like how much can you actually comfortably afford a property and in a typical scenario a condor or
highrise building is going to be more accessible affordable and from there you can actually just kind of like position yourself a little bit better like how you want to financially plan yourself for the future so if a landed property Is your ultimate go as I also Aspire you to live in a very nice landed property with a nice Community right uh but I have to financially plan myself from one condo to second condo maybe I exit the first one and then consider buying a landed property in the future so I think it's always about knowing
where you're at how you financially plan yourself in order to get you to your objective that I mean that's my personal take so San what about you the only reason why none Of us are buying landed now is because we got no money let's face it right if I got 10 million in a bank who would want to buy a condo especially as a uh uh person who raised in clang Valley but that romantic feeling only applies to clang belly to anywhere else besides Pang Pang people got no deep Association for landed hous only we
all we we all grow up in one we expect when we grow up also can afford one right so that's the misunderstanding there so when we cannot Afford when we get our first job so we tend to desire it more then like ultimately do you need one now so that's why only when we have condo and things like that ultimately land is too high already that price so what is your aspiration if you want a if you want a landed home where a lot of people don't care where just buy as long as it's a
landed right so all the mother-in-laws always say like that one your fa property ah yeah so like for a lot of People who are about to get married your in-law will always ask where's my daughter going to stay he for gentleman H uh rent a house man so C right right okay so that being said if you got money just buy that right I also wish I got money the second part is if I don't have money should I work hard so I can afford one but if you just straight away buy one and leave
within it's also a trouble because every month at least 1 million right your mthly installment for 35 Years is about 4,6 to 4,8 plus installment plus the interest plus maintainance everything how much is your salary you need to be about a 15,000 monthly income earner is about 7 to 8 years down the road if you are talented or you gos very hard see which one so when are you going to achieve that salary range and by the time you achieve that range is the salary still 1 million he is the property price still 1 million
cannot Catch one so one way to catch is to do what I teach everybody on YouTube buy one collect R buy one collect R buy one collect R to an extent where my in-laws constantly query why my son-in-law so poor need to rent house I show them all my portfolio right I don't even show the tax officer show them for what no mind you can show your watch collections no no no no no you keep quiet you so uh that being said right sometimes also I think that's two there's two very Controversial taks last year
one I think landed homes are a temporary need okay at most right why we need so much space because all of us want to build a family m our kids right suddenly he one years old I need a bungalow that FL so small pleas right then we kind of justify ourself to give them the best that's always one perceptive nothing wrong if you can afford it but if you cannot that's going to be a burden so my take is my kid will Only need more space or privacy when he is about 7 to 21 so
technically I only need by that year 15 years only why don't I rent so if you calculate the property prices here against the rent right it's terrible investment so I be the tenant right like money installment is about 5 to 6,000 rent is about 2,5 you get a very nice one and they Bank you not to go don't go I give you discount some more that's one take but a lot of people don't like it because a Sense of ownership is there so meanwhile renting I am building my portfolio at the site so that's the
point to take note L but again if if I can afford why I need to build if property investment is not your thing but if it's not your thing you wouldn't come here today if you are better in crypto or FD or gold trading or whatsoever right property serves just as a home I would suggest to go for it because the reward of having a house that you like suddenly I just Noticed this also we just finally right after 16 years of buying property I have a wall that is mine but still May bank but
so uh because of that then suddenly oh when I put in money I know that oh the lighting I care as an investor right the last thing I want to know is what color is the Walmart but as a home right there needs a portrait H there needs an art piece well I need a better vacuum cleaner or this like that so suddenly All this adds up to your career pursuing energy so in that sense then I think so ultimately again it depend like he said it depends but a lot of older Generations that's reaching
out to me right now so my audience also very weird one this is the younger crowd the older crowd is about 65 to 70 so when I go to all those clubhous in the SAA everybody knows me everybody half naked right hey you are the guy right well my children show your Video to me what are all of them talking about is passing down the landed house to the developing family of their children they move to a condo because who's going to clean up upstairs suddenly that five bathroom is a curse have you scrub five

on it now in terms of space and privacy many would think that landed is a better option but what if you cannot afford cond yes or or you R well but you can Stay in Suburban what you don't have to stay so close to the city you can but again it depends it depends right so I I would sorry the cut so lat I CH you uh uh the thing is if you need to report to tun Raza every single morning you waste 3 hours on traffic on a good day Friday night raining always I
don't know why Malaysia Friday night sure rain you see right just to come out the car park so a lot of times like when I always argue what's the point of you buying a House spending so much money but you don't know what's the color of your roof tows I agree right so that's why I if you can afford means when you are earning 15 to 18,000 already right no need to go office on my go office you go at your time ah that very good right when you are still takaji right 5,000 6,000 trying

what do you consider about Suburban or Not I I think it's really depending on like where number one is also depending on your career progression sorry it was pop right so career progression I think is something that everybody needs to kind of understand how you financially plan yourself if your intention is to own a property a land property that is nice that is going to be your forever home right you need to already start planning at your age 20 like how do you overtime progressively know where you Want to be at right everything is about
financial literacy to begin with so like what Sean has mentioned just now earlier or so is like how do you build your asset also along building your own career path because if let's just say like I used to be in a tech company right so we have the flexibility of working from home very often and I mean of course the package compensation everything is also pretty decent so for you to leave slightly further let's just Say even for which I don't know why a lot people go and buy there then over time also they canot
tahan they go and rent back in clang Valley correct or not so there almost like a very uh redundant kind of move right you going buy a property very far because you want landed then you going and run back in KL or clang Valley pointless you might have as well just build up your career buy something more in your affordability range build up Your asset and then move on because you can always bu property wealth from the asset that you pay and then the temporary need of space can it be rented out I think these
are all very important factors before you go and just jump the gun and just like okay this is going to be my forever home my family is going to live here happily I'm going to have the beautiful landscaping and security and whatnot more importantly is that where are you at at your career can you really Afford it because lilong properties nowadays are of abundance right and it's scary to see a lot of people don't put that into consider ation before actually making the inform or purchase but I agree your point also like my unfortunately my
friend it's a owner in luxura here so they move in so Chinese New Year right so we go and see the house so nice but when I look into his bank statement right so so but is his sacrifice but his main thing Is he uh trades stocks can I share thing wait should be okay like unless he watch a channel so if so his his main income is not really from the job is from his investment so he don't buy property to make money man it's a lifestyle expenditure so the house makes sense is to
spend money one don't come and tell me 25 years later I must double triple all this kind of thing not like us with think too much you like buy cannot Afford or two person's name load in and buy so he traveled he's okay he travel every day but the kids that play football just now outside here like for me you want my kid to play football go study and kidding kidding K have to a 21 years old cannot stay at home anymore K kidding yeah so so again uh to complicate the matter right besides location
right just not I missed out a point now you have landed strata you have individual title and you have Inets so now again more options to think about so so do you want a brand new one in a Township or do you want a older 30 years old double St house in the individual title format in PJ almost the same price but they renovation about 400,000 so again like now buying a home I don't know why suddenly becomes so complicated again the only reason why it's complicated is because resources is limited that's a very good
way of saying just no money right no money that's why We going to make full use of what we have H but I know some some of the rich Generations whereby they prefer a condo as a highrise living because of the facilities yeah so strata landed also got facilities right so it comes to the clubhouse you come with things like that so strata title act comes with amenities which is that brand new format so the in the in between just now is where I built and design somewhat like a strata development but I don't have
to provide Clubhouse so the gut house right is built after you get the keys right uh hopefully the authorities is not seeing this but the blur line is everybody is playing this game right the G house comes later so you don't have to pay for gy M and the swimming pool and things like that since nobody ever use one right so that's the brand new format which you can also consider and I also think that some highrise now actually offers you a few that is like a landed For example he like Plaza V in the
sky the residents actually can direct access the unit from the dedicated car park yeah oh you don't oh oh no no I thought you guys had something to say well I mean I what your thoughts my thoughts is the convenience like I I like to cook personally so to be able to get fresh produce every single day I think is a huge plus point so because you say you have a key sore over here for you to actually conveniently come Down or within the township itself you have this to me I think this is a
huge add-on or bonus hey you say kyite more kyite more but kyite we say key Plaza but kyite Plaza is walking distance from Mall yeah but if you choose to drive you can actually just stop your car park your car in front of your unit and then you just walk into your house it's a villa in the sky concept it's coming soon to 257 right right right so I mean malls to me personally commercial areas Is actually very convenient for whoever stays there so I think the entire Landscaping the township over here that we are
talking about right even for the convenience of uh the residents it just kind of makes the the living or the rental market a little bit more accessible or because I think when you talk about why people actually rent a particular condo or apartment over the other right at least from our experience of reviewing so many properties it's Always going to be how accessible this particular location is if let's just say U some of them are stay home mom they want to get groceries and the children are still relatively young for them to just come down
and buy something is actually very convenient and if the particular commercial area even has like educational centers they can just send their kids down there and it's very convenient for the working adults so I think that part plays a very important Role to to that law true and we also like to ask your thoughts on the clo signature which is the final phase of land of properties right here at 257 now can you give us your opinion on that personally I feel that this is a very interesting typology because you never seen this in a
market as of before one thing interesting about this particular signature one is that because this is shaped in a property setting then you have a basically 100 m kind of Walkway it's like a communal area for you to actually just kind of interact with your neighbors I think a lot of people nowadays right because we are so used to this digital age majority of you all know either Sean or myself through social media you're always on your phone but you don't really have that human interaction right and the fact that you take your Saturday to
come and visit us today first of all very thankful and this human interaction right is a very Deep con connection and meaning right which I think what gamuda 257 or the signature clo is actually trying to do is to build this type of um Community the communal space that we don't see very often nowadays that is lacking so I feel that this particular Township or this particular development that they're introducing is really to just kind of get human interaction to kind of rekindle again because who knows this might be your next business partner this Might
be your long lost uh friend or this might be friend I don't I don't go I don't I was going to go there I was going to go there right but you don't really know what's going to happen next because I think at the end of it right we live in this digital Age whereby We neglect the fact that actually the most important thing is what human interaction the only reason why we can actually translate our information or to actually get to know somebody better is Through that type of communal space La so I think
this type of typology is going to be a very interesting concept I wish I see this more often with other developments as well H uh because you don't see that that often is because the risk is very high let's say nobody likes the product let's say okay you're not you're not happy later okay so uh let if so like like that really you sell one or two you're going to build a whole thing ready and that is why I appreciate Effort I think for those has anyone seen my CL video the on YouTube the Close

because my mother can never find me when I stay in the landed house uh so now you can and now when you let your dogs out Or your children out there right it's secured so there like a very private area a semi-private area and if you want more open Park they're still outside so there's levels of Security even to landscape faes okay now I sound like an architect pitching you the idea now ladies and gentlemen since most of you did not watch John's video let me tell you what is the Close Signature how is it
like before you start imagining oh it's a double story house that feels Like a semid because at the back is connected to your private Garden before it goes into an expensive communal space so just imagine an octagon it's an octagon concept Park C home so the houses are all there and then Center there is a communal Green Space for your kids for your pets to play safely and for you to born with your neighbors thank you yeah cuz I'm lay man I don't understand architectural terms I think the easiest way for you guys to really
Conceptualize or idealize the whole thing is to really check that over there they actually have the whole markup that is ready for you guys to check up but I think for me what is very interesting about this concept over here right it's the ability to actually expand from one house to another house rather easily so uh okay somebody over there he was trying to verbalize it was like trying to expand rather easily so for example right let's just say today my need of Space is only one Terrace house maybe I have a pack of four
or five and then the property that is next to it which is the end lot or the intermediate lot whichever that you buy first R you can very easily say oh I want to make this into like my own bigger family house for example my parents stay in Aang if I've already moved over here they are also of age already they want to come and move with their son or their Chuchu or whoever not for them to actually buy the Property that is next door then you stay in your own confined space over there but
it's still very accessible for you to actually just come around the corner if we can M dinner together already so I I feel like because town houses in that sense was built with that upper lower depending on how the typology is but this one over here gives you the ability to just expand rather quickly on the left right kind of setting you can do that with any rather other Terrace's House right but it would not kind of look the same because number one the difference between the building itself and also because this one designed with
a way where you actually have Garden area on your dedicated property now I know it's very hard to visualize it how how to visualize or say it right I cannot save you bro you canot save me right and L and L right I also don't know how to say correctly I think the idea is okay for every Terrace House the Long one man right you have a one corner and one intermediate attached to it if anybody who wants to buy a Terrace House always buy the lot next to the corner because the corner lot will

terms of uh extension intermediate you cannot do anything much really kitchen front porch upstairs no more but corner lot you can holding work off and do the whole thing again so the value often varies because corner lot you will have that very weird land shape so developers also try to sell you land that cannot be used because at the end really okay I cannot put another one more house so I will just drop it out as A the extra land and I so sell to the corner lot but often that becomes the main reason why
a lot of people with money they want to rewards instead of buying a semi de that is restricted in terms of build up that's why a lot of people prefer corner lot Terrace houses the guidelines on the setbacks is actually way more lenient than uh semid semid your setback behind at the site so you buy land but you cannot build one other 5 ft recess right build you extend Two feet right waste money so that is the reason why the Dynamics for cornner Lots is always very very high one intermediate can go like 700 but
corner is at 1.7 one but when you think about it when you got money which one you want to buy cor that's why we always want things that we cannot reach so easily yeah I don't think there like a flat percentage of Premium that you pay for one particular area number one I think is the demand of the particular area Itself if let's just say the Intermediate Unit is going for 700,000 and then you cannot expect it to just like jump to a huge number in my opinion because I feel that there's always going to
be like uh uh market value for the land itself so if the land size is only like maybe a few feets bigger a few feet in large in in size right you're not probably going to get like way much higher premium just because oh you know what I want to Expand my house all the way to the end unless you're talking about very established very high demand location whereby these people over here are also like abundance of wealth that they can actually develop whatever uh need or what are space they want right so it really
depends I think on the location when this context is also asked because if you say let's just say for example Intermediate Unit and the site there and then Intermediate Unit and the End log in Desa Park completely different also so the premium that you want to pay is also dependent on the location itself and how the demographics over there is willing to expand or expand the house in that sense so I think it's very controversial there's no flat bit answer to the percentage though my exact example right uh my relative in tanong saat do you

Property investment don't take it as like the one and single own asset class that you should look into you should always diversify yourself into other asset classes as well property investment is more of like um Building Wealth with your income that you actually earn because you get a pay slip every single month I would assume like if you're working for someone you will get a pay slip and that pay slip actually entitles you to buy a property Already and The Leverage that is insane because there's no asset class that gives you this type of Leverage
without putting you at risk to to a certain extent because you still have an asset that is actually tangible sorry I used all these jargons right but basically you see this particular property and you can rent it out as compared to an stock where by it's just a intangible product that you just kind of know that it's going to grow over time so I feel that Don't always think that property is the best and only one investment product that you can go into but definitely always have the first tool because first two 90% margin what
