[Music] Coleman Hans I'm a director uh for Long View which is Blackstone senior housing vertical um you know my team currently uses nickm Vision in a multitude of ways primarily on the acquisition and asset management front you know we have a large portfolio of 7080 communities in the US and one of the primary tools that I find helpful about the platform is that they kind of allow raw data exports where we're data nerds and always have been so being able to bring out the raw data and then slice and dice it the way that we
want to look at it is really helpful on the demographics piece the competition rates Etc I would say Nick map vision solution has impacted our you know decision-making process really on the investment committee side and you know where we should be pushing for example seeing if there's pent up demand for memory care product should we proceed with an expansion of memory care at one of our communities or should we be looking at converting from Al to Il for example the information that you guys provide has been really helpful from an efficiency perspective to allow us
to compare each asset in our portfolio against each other and then also new acquisitions that we're looking at we're able to quickly understand if this is a highquality market from an affluence growth and you know Supply demand perspective which being able to do that quickly and concisely in 10- 15 minutes rather than you know spending the time on Google Maps looking for properties calling them up for rates Etc ET is kind of transformative to when I first entered the industry one of the big successes that you know Nick map vision kind of brought to the
Forefront many years ago was just the ability to look at things from a drive time rather than a traditional you know mile radius perspective and especially in some markets I find that to be very helpful in figuring out where your true market is and I'd say overall the team is really impressed with the usability and effectiveness of the platform you know we're able to quickly download things from you know the demographic data to your supply demand and also sales comps being able to pull that look at that for each Metro Etc is very helpful for
us especially as we're evaluating you know wh sale decisions or you know justifying an acquisition based on additional sales comps outside of your traditional you know Financial metrics
