investing you've likely taken a look at real estate analyst jobs but what are those jobs what do you actually do in those jobs and how do you actually set yourself up for success in one of those jobs and to be able to land one of those jobs in the first place well that's what we're gonna cover in this video so by the end of this video you'll know exactly what a real estate analyst does and how to set yourself ahead of the pack to land the real estate thing analyst job that you're looking for now
I've taught over 10,000 students real estate financial modeling and analysis to help them land better jobs and do better deals so if you're looking to advance your real estate investment career and land that first real estate analyst job you're definitely in the right place so there are really two main types of real estate analysts in the real estate investment field so let's go through each of these step by step and detail out each one starting with number 1 all right so real estate analyst job type number 1 is going to be asset or portfolio management
so this is the analysis of an existing portfolio so maybe you work for a company that has 10 20 30 50 different properties and they need to be able to keep track of how each of these properties are performing and how the portfolio is performing as a whole now as an asset or portfolio management analyst you also may be tasked with analyzing individual assets so if you were to sell a property in one year from now two years from now three years from now what does that total return profile look like what is the average
cash-on-cash what is the internal rate of return what is the equity multiple for the project and then you might go into a hold cell analysis so we'll hold cell analysis is trying to understand what that optimal sale gear is and how you can maximize returns based on the timing of the cash flows in the project now you also may be responsible for portfolio level research so this might be research regarding what markets that you're in what markets that you're targeting what markets that you're exiting as far as which properties you're gonna sell and this could
be at the property type level as well so you may be getting out of office properties and moving into retail or you may be moving out of multifamily and moving into industrial so portfolio level research is also something you may do in asset and portfolio management analysis now this job title may look like asset management analyst or portfolio analyst but the job function is going to be based around analyzing the existing portfolio in order to maximize returns for the company now real estate analysts job number 2 is a transactional analyst so this is going to
be the acquisition analyst or the analyst that's working for an investment sales shop or even a debt brokerage shop that's analyzing live deals so this is going to be mostly centered around acquisition analysis so if you are an acquisition analyst you'll look at deals out in the market you'll analyze those deals and try to come up with a valuation based on what your companies or your investors target returns are going to be now if you are an analyst in a brokerage shop you're going to spend a lot of time putting together broker opinion of value
or be Ovie's for brokerages so these are going to be requests from principal owners of real estate that are going to want to know what your company believes the value of the property is if you were to take it out to market today now as part of that you may also put together an offering memorandum if that principle decides to become a seller you would be responsible for that as the analyst now you'll also be responsible for scenario analysis so as an analyst part of your job is analysis so understanding both if you are acquiring
a property or if you are selling a property what that upside is and what the downside is and being able to manipulate that data in Excel in a dynamic way and then finally this includes market research so if you were an acquisition analyst you're likely going to be responsible for creating reports around which markets to go into which markets to stay away from and why and why not so these transaction analyst roles are generally acquisition analyst roles or analyst roles within brokerage firm so this is where you're really going to see a lot of the
transaction volume and where you're going to get a really valuable experience if you want to work in acquisitions or buy your own deals in the future so now you know the two main types of real estate analysts and what each of these analysts do out in the field now in order to break into the real estate investment industry these jobs are usually the gateway in order to do it so you'll need to land an analyst or an associate job in order to break into the commercial real estate investing field now that said in order to
