Okay, my name is Dicky. I'm one of the founders of Uluwatu Paradise Property. Your company is operating as property development in Uluwatu.
So at Uluwatu Paradise Property, we try to collaborate with local ownership. So far, many of the foreign investors, a lot of them do leasehold. So after that, they break away from the local owner, the landowner.
Well, while we are involving this local landowner to become a partner in line who is 100% engaged with us. So I think in making decisions, we also pay attention to local aspects. For example, before building, we have to have ceremonies and all kinds of things.
So that's the difference. we involve the landowner to be our partner. Actually, the inspiration is simple.
Well, after the pandemic, development in the Uluwatu area increased rapidly. I myself happened to have a villa that was in operation at that time. And it happened to be very good sales.
The rental rate, the occupancy can be 80-100% even. The property had been operating for a year at that time. I finally met my partner Eric, he's from Australia.
Another one is Mr Made, he's a landowner in the Uluwatu area. So we met at that time, we simply tried to find investors so that Uluwatu could be a better place. Because most of the land there must be in large quantities.
To rent in small quantities is not (available) much. Uluwatu Paradise Property provides properties with affordable land sizes. At an affordable price with a promising investment level and value.
As a new company, we are still at a fun stage. So starting from the design process to the architectural details. In addition, we are also exploring from the marketing process to provide interesting content to engage potential buyers.
It's an interesting journey for me and our company. Because this is something new in the digital era. With the start of digital marketing.
Meanwhile, what is being questioned a lot is the green land. The area is green land. But this green land is moorland.
It is different from green land for agriculture. As we know in the early days of Canggu, there was a lot of green land for agriculture. And now the green land has turned yellow.
So there are a lot of questions like that to me, to our team as well. Actually, this green land that is now being marketed, it is an opportunity for investors to invest right now. Because the change to the yellow area will definitely happen.
But there's a difference, definitely a different price in presale with the current condition which is still moorland green. The keyword is moorland. If it is on the moor, it is almost very likely to change.
Because the moorland is an uncultivated land. If the agriculture green land can turn yellow in Canggu, In Uluwatu, with the development of many property developments for property there, the area will definitely turn yellow. So as I said earlier, actually we Uluwatu Paradise Property is a new company.
But in a separate project, my own project. I have a villa too that I've been renting out, for, it's been operational for a year. It's located about 100 meters, from the project that we are currently building.
And it's very promising, based on the occupancy rate that I mentioned earlier. It's already at 80 to 100%. As of now, there are already bookings until December 2024.
Even in January, there are 2025 booking already. So based on this, I believe investment in the Uluwatu area will increase. One of the factors we work with the landowner is is as a lockdown in the investment.
We offer 30 years for leasehold, which period starts from from the handover of the key. So there is no loss during the construction period. Maybe in other projects, the leasehold period starts from construction period.
So when it is time to receive the keys, leasehold period will already be reduced more or less, usually 1 year to 2 years. But for us, at Uluwatu Paradise Property, what we are promising is 30 years from the time we hand over the keys. So it starts after repayment.
After the repayment, it will be 30 years. So, that is our guarantee that the project will be completed. And the cooperation with the landowner is also one of the supporting factors.
This property field is indeed very varied. There are many variations that are marketed. For Uluwatu Paradise Property, one of them is what I mentioned earlier.
So what we promise is 30 years from the payment and handover of the key. So the value of the investment will not shrink but it will increase. Along with the repayment, it may take a long time to build, the value of the investment increases instead, with leasehold period still intact So what we provide is in addition to the property design that is up to date that suits the market, fitting with this tropical island, that's what we put forward.
In this Uluwatu Paradise Property, we offer guarantee for a period of approximately one year if there is damage outside of normal usage. So if it happens due to the fault of our construction, we are ready to repair and to carry out out responsibility. Here at Uluwatu Paradise Property, we use bio septic tanks.
The weakness of the bio septic tank is that you can't dispose other things. For example, other than human waste. So if anything other than that, that is disposed of through the bioseptic tank it is beyond our responsibility.
It's actually very simple to clean. It's just not our responsibility. But if there is a blockage other than due to waste, we are ready to fix it.
Actually, in addition to the bio septic tank, we chose the bio septic tank because it is environmentally friendly. The performance of the bio septic tank, it will process the waste into clean water. So that's what we take notes on actually.
Apart from that, what could be questioned a lot is like I mentioned earlier is the green land issue. But actually in property, the green land issue depends on how we look at it. For me as an investor, I see it as an opportunity to increase the value of my investment in the future.
Because as we know, if that area has become a residential area, a yellow area. The investment value will be different from the green land investment area. As for the construction permits and all kinds, The way we are doing it now, they have all been fulfilled.
Especially now that the IMB, building permit, has been replaced with SLF. SLF is a Certificate of Functioning, and one of the requirements is that the building is already built. So before the building is built, we have consulted with a credible consultant to be able to get the SLF in the future.
So when the area has become yellow, we can take care of the SLF. The investment value will definitely soar higher. Our current goal is of course to complete the project and sell our first project.
As for the residences, the villas that we are working on right now, we designed them to be in harmony with the natural contours of Uluwatu. So our commitment is to minimize environmental impact. We can see this philosophy from the design, that we follow the ground.
So we make the two floors following the slope to the ground. The second floor will be at the bottom. So to minimize the environmental impact.
For the future of course, our aspirations extend to property development into the years ahead. So we do have plans for the next projects with a focus on, like earlier, to minimize environmental impact. And of course, we focus more on sustainable development practices.
Positive impact on the local community. For investor participation, of course we will invite investors to join us. We will have real time updates of what we are doing, what stage we are at.
We will keep updating that. So the investor becomes part of our team. It's not just us working, so the investor will continue to get updates from us.
