so you're selling your house and you'll want to take the air conditioning system what stays with the house and what goes with the house let's answer some of those questions so what goes with the house when you sell it this is a difference between realty items in non realty items realty items stay with the house non realty items you can take with you and if we have anything that are none or that are realty items that you want to keep we have to make sure we notify the buyer and it lists them as exclusions in
the contract so what our realty items Realty items are anything attached to the house your HVAC system is attached to the house your curtains are attached to the house right your curtain rods with the curtains on them are attached so if you want to take those with you you have to let us know your light fixtures if you have a antique light fixture that's been in your family for years and you want to keep that we need to know that ahead of time because if it's attached to the house it goes with the house the
non realty item addendums the things that go with you are things that aren't attached to the house like furniture like your TV those type of things those things go with you things that come up a lot our kitchen islands if a kitchen islands attached to the floor it's a it's attached then that stays if it's on wheels and it moves it's a piece of furniture you can take that with you refrigerators are considered non realty items so you do take that with you that is negotiable sometimes buyers will ask for those and those will be
included as non realty items in the contract water softeners water softeners are attached and installed to the house if you're going to take your water softener with you we need to list that as an exclusion so TV wall mounts are technically realty items because they're attached to the wall most of the time we take those with us but another thing that we want to make sure it's clarified on the contract so a range and stove is considered a realty item it's considered attached to the house a built-in microwave that's built into the home it's considered
a real tea item stays with the house dishwashers stay with the house a lot of us have ring doorbells right those cool cameras on the on the doorbell those stay with the house they're attached to the house so realty items and non realty items are a thing that we're always talking about and this is something that you want to make sure that you bring up if you have something in particular that you want to make sure it goes with you after the sale so there are a lot of different things that play here and when
