Foreign how you doing hi doing good how are you I'm well thank you just trying to collect myself it's been a bit of a busy morning but that's good I guess right it's good to be busy yeah that is a good thing I think so whereabouts are you located so I'm located in uh Orem Utah okay so that's like in the mid oh I actually don't know Brian Head maybe I Mean can you show it's in Utah there no problem but yeah all the ski resorts are are relatively near within at least within 30 minutes

to an hour yeah oh that's awesome so I'm in Vegas and it's about 52 degrees like on the where all the normal people reside I guess and then if you go up 45 minutes you've got like a little ski ski resort I don't know if it's a resort like a little ski place um it's about 45 minutes away as well But we only have one it's called Lee Canyon have you ever been no I haven't I've only been today yes a couple times but yeah never during the winter always during the summer so I bet

I feel like you're more of a pool party nightclub kind of guy yeah definitely yeah summer is my favorite season I will say it so it's really nice out here in the summer we're lucky that the strips like 10 minutes away so there's like a Particular DJ or artist that we want to see we can just like head on down and it's just you know neighbor right away so that's cool uh so what'd you do so I am a uh in the uh Financial customer service industry so I work for Fidelity Investments okay um and

um so I just work with uh people's retirement any any kind of stock that they're given by companies I Just kind of help with that but uh I'm on the international team so I speak Japanese so I actually work Japan hours so apologies I'm still waking up a little bit okay what time is it in Japan right now so in Japan uh t11 12 oh sorry it's 11 here oh you're in the same time zone right oh yeah so uh yeah 12 one two three so three eight Three three a.m okay so it is a

very early morning for you right now oh that's for sure relatively yeah yeah so apologize a couple of times no worries I can I can accept considering how long have you been doing that for uh not too long it's like uh in February I hit a year yeah okay that's cool did you um how did you find this did you come through epay's blog you know so I was actually so I was Um I was looking at another real estate course and I had a similar uh you know that course had a one-on-one thing and

as I was doing research uh yeah I came across uh another website that was kind of comparing different courses and then I came across uh epay's course or Dan ebase course through that so [Music] um sorry epays I believe half Japanese half Korean I wonder yeah and so so yeah I I would be I would be lying if that didn't catch my eye there's oh he's Japanese um but my I'm half Japanese as well so what's the other half uh so American my my father is just caucasian-american yeah awesome so were you brought up bilingual

um kind of uh not completely bilingual I I will say we didn't speak Japanese at home we spoke English Um but it's kind of unique so I grew up in Tokyo but I went to an international school and so my whole life was English in Tokyo and you can kind of get by living in Tokyo without speaking Japanese and that's kind of what happened to me so uh so I grew up with my mother tongue my first language is English and then my second language is Japanese I feel really cool though it's a unique Language

to happen to learn so do you speak it fluently now I speak in yeah conversationally I mean I wouldn't be able to go to school in it I wouldn't be able to talk about uh anything quite specific other than maybe Finance uh which is you know I've had to learn on the job uh but you know anything biology sound I mean if we're going to get into those topics that I mean Japanese itself is very hard so It's not it's not very it's not very intuitive you know if you learn Spanish it's like okay that

makes sense um let me just completely completely different so yeah I've heard it's one of the harder languages to learn in the world like English is supposed to be one of the easiest Spanish is a close second um then all the Germanic and Romanian languages that kind of filter in and they come into like Russian and like um Japanese or Mandarin and it starts to Become a lot more complicated and complex so I mean good for you that you were able to pick it up on the job that's pretty impressive yeah they have a little

yeah yeah I mean I have a foundation so you know it helps I mean it's still cool that you can do that I was brought up bilingual myself my mom's Dutch my dad's British but my mom was like adamant that we had to speak Dutch at home so then my dad by default had to learn Dutch because he Wouldn't be able to understand what we were talking about so he kind of had to pick it up on the on the go kind of like itself in the finance world but my dad in the family real

so that was kind of funny uh he's fixing fluently now so that's pretty good um yeah cool so did you get a chance to watch the videos that EP sent you uh yes um well not all I mean there were a lot of testimonials Um so I didn't get to watch all of them but I did choose I did choose several I'm so I watched all the other ones um the night I signed up I was just two nights ago and then um uh yeah and then last night I was able to I watched e-pays

I watched uh Joseph I watched I watched it I watched a couple others they're pretty long some of them yeah yeah and it all kind of boils down to the same thing Like hey we love the program if we can do it you can do it right it's all kind of like but what we're trying to convey is more like you know any anybody from any Walker life can do it you could be the stay-at-home mom juggling three kids a schedule obviously the homework um or you could be a surgeon coming in that's never built

a website before in his life right you're as a surgeon might be good at transplanting Hearts but you've never once in your life looked at How a website works but anybody can come in and learn is basically what we're trying to trying to say um cool so what was it about epay's videos or or he pays you know you've been doing obviously research on real estate on real estate courses is it mainly the digital realm or are you actually looking at physical real estate oh this is that physical real estate um yeah so obviously the

term digital real estate kind of caught my eye but uh You know physical real estate I you know I just bought a home um congrats that's kind of the the uh uh what do you call the realm I've kind of been delving into researching and whatnot uh I found I did find a real estate course I like except you know it does it did cost a significant amount of money so it costs like a twelve thousand dollars for the course so then I was well then obviously I was researching I just wanted to make sure

is this right Is it legit all this all these things as I was doing research I fell upon this and then a lot of the people a lot of the testimonies were like you know for you know even uh you know Dan had a video with Grant Cardone you know for 500 bucks and I don't know how much it necessarily cost but you know for 500 bucks a year uh you know putting on you know putting people on the path Financial fees and stuff like that so I was like oh interesting Um but everything made

sense um and that that's why I really loved and I you know I don't want to close myself off on anything I think I would say my you know one of my my main goals would also be to you know eventually and keep investing in real estate in physical real estate but uh one one of my main things as well as my parents still live overseas and with a nine to five in Tokyo yeah and so with a nine to five job Um you know I'd love to see my mother more than a week and

a half out of the year right and so that's and I'm an only child as well so they're really all I have uh I'm not married or anything uh but uh so yeah so that's very important to me so I also uh you know caught my eye as well um physical real estate you kind of have to be here um and does take a while so um I thought you know this would be a perfect Um kind of baby perfect opportunity um and a lot of I mean just the testimonial after testimonial was just uh

amazing so uh and the fact it's not too far away is Las Vegas you guys have a you know conference every every year so not too far away we're right here and honestly if you're ever just in Vegas like hit us up just be like hey we're I'm in Vegas I'm pretty sure if Dan obviously Dan's often in creative mode but if he's kind of got an open day He'll be like yeah let's go for lunch like you know it's it's really it's a really tight-knit uh community in a sense that people love to connect

and come together and work together and so you'll definitely feel that if you're sure literally only a few hours away so you are in the neighborhood let us know um but yeah the fact that your your parents are in another country and that you would obviously love to spend more time with them that's a big why you know That's a big reason why this would uh be really cool for you I know exactly how I'm not an only child I have two sisters but my dad's in the UK my mum's in the Netherlands they got

divorced when I was young um but if you're in a nine to five only seeing your parents once a year is really tricky it's it's hard it can be hard and I think it's harder on them than on us if I want it yeah well and And also I think you know since uh so I'm I'm 20 I'm 28 and uh so when I when I when I was 17 well I barely turned 18 I came over here after high school went to college things like that so I've been living away from them for about

10 years now um and be nice to kind of uh yeah see if I can get some of that time back uh in the future yes I'd love that for you I'd love to see a picture of you in the group business class jetting off to Tokyo to see your parents that would be the best success story yeah um okay so are you looking to substitute your current income with this obviously not overnight but kind of like the better you do with your legion the more you'd Fade Out the financials oh oh most definitely I

mean I think um down or anyone that wouldn't I wouldn't say no right um yeah most definitely would be to to do that full-time and and Give like give me the flexibility to do so awesome um I don't need exact numbers but like is there a monetary goal that you have in mind to be able to do that and that way we can kind of figure out what um game plan would be yeah I mean my I mean my current income that's part that's part of the reason why I'm looking for something else because the

Um although I am in the financial industry it is the customer financial industry I will say you know Fidelity's benefits is amazing that's what they're known for um but my my salary itself is only 55 000 a year um and so in order to I mean with the current salary in order to replace that I mean but uh obviously the financial goal would be to hit a hundred thousand Um that's kind of the first marker um get hundred thousand annual income perfect I love that um um so as this is the reason why I'm not

in financials because I can't do math very well so 100 000 divided by 12 is so you're looking at about eight and a half thousand a month yes yeah okay did you see the Um the part in the video where ePay talks about um how much you can rent your digital real estate out for to the business owners is that was that in his in his video I believe so I believe it's in like the main the first main video oh in the first main video yeah um I I think uh renting out because I

do remember him talking about how the fact That he likes to own the asset itself um is that what you're talking about yeah okay yes yes oh yeah so he did mention that owning the asset and then uh yeah so then whenever if they ever leave and you know he can find just another once another someone to rent it out yeah exactly and then at that point he I think it's around that point I mean it's been a while since I watched the video sorry eBay but um the he pulls up a Calculator and he

puts in like he he calculates how much he can rent that property Out full so on average you can rent out the property for anywhere from 750 a month all the way to like two three thousand dollars a month just depending on obviously how many leads you're sending your clients right and then the value of that lead yeah so obviously a pool cleaner's lead is Going to be a lot less than a personal injury lawyer lead um and I always say if you can try to go high ticket when you're building out your real estate

because whether you build a pool caretaking website or if you build a personal injury website it's the same amount of work it's just you're going to get paid better for one of them yeah so yes okay so if you think about it eight and a Half thousand let's just average this out to like a thousand dollars a month right for each website realistically build one website a month So within a year you could potentially be at that eight and a half thousand however let's just say you build your first website and it's a flop it's

fine it's a brand new skill set we're not expecting you to come out the gate brushing and having a hundred Percent success rate right off the bat right you're gonna learn from mistakes and stuff so let's just say you build your second one you rent it out you build your third one you didn't rent it out you build your fourth one and eventually you build out 10 websites and half of them are rented out to say that's still five thousand dollars extra a month right you're just giving yourself a really nice paid rise what's That

five times twelve I should be able to that's 60 Grand yeah that's like an extra 60 Grand in your pocket and that's if you have a 50 success rate with what we teach you yeah yeah um so yeah so let's do this because I I mean I feel like you have a really good grasp of what we do so what I'll do is I'll just uh walk you through what we have and you can ask as many questions as you Want um if at any point you feel like this isn't the right fit for you

have you ever built a website before Brendan well I have not okay so you're gonna love this when I first started I had an either I worked for an insurance company in the UK Um translating like legal documents and stuff super fun um but didn't need to build websites for that then I moved to America and my insurance qualifications were null and void so I started bartending and I didn't need to learn how to do websites for that either so okay so this is the home page of the training obviously Mr Klein right here everything

we teach inside the training We also offer as a done for you service so let's just say you've built five websites uh right you've got three of them rented out and now you're starting to build your fourth website and you're just like I've been really fancy building a fourth website because I'm flying to Tokyo right I'm gonna go see my parents so I don't really want to be building out this website but you know it's important for the growth of your business you can literally come here Done for you Legion website click it and you

if you wanted to obviously there's an additional it's an additional investment but if I mean if the opportunity not the opportunity but if the time arises in which this is a good Add-on and you can make more money from it then why not and this is and this is to advertise to potential uh clients correct to learn about your site yes so what you could do is let's just say you have a personal injury lawyer um website and it's generating 50 leads a month your client's super happy he's paying you two grand a month for

it and he calls you he said I want more Leads we obviously have no way of going to his area and asking people to type into Google hey search personal injury lawyer so what we might do is we might run Facebook ads and Target his local area and just be like hey if you like have you been in an injury right so we might just want to supplement Those ads and for that you could charge more to your client be like well Mr lawyer Uh if I'm going to run Facebook ads for you I'm going

to charge you an additional fifteen hundred dollars um set set that up and then whatever however much you want to pay for the paid ads because they have to pick up the advertising spend right yes so you're never out of pocket so yeah so all these extra trainings they can be found in here uh but we're gonna focus on the organic training today Which is the bread and butter of all of those client all of those testimonials that you saw this is the program that they're referring to so it's all step by step over the

market is wide open for us to come in and dominate and generate leads then we're going to do some building oh that's what I should say um this comes with a Worksheet and this will make sense in a minute um so this worksheet you're going to literally just download this print it off however you will fill this out according to the training video once you've filled out like 10 or 20 of these sheets book your call with Sarah pick your top five niches that you'll obviously see because you've done the worksheets pick your top five

oh sorry and could you sorry could you clarify What the worksheet's for yes sorry so the worksheet is so that you can determine if a niche is super competitive or if it's wide open for the taking okay does that make sense yes is that within the community itself or just within um just in general so in general so you might put in here like your Niche is a personal injury lawyer And you're targeting let's just say San Diego right so you put in um Niche personal injury lawyer Market population size I think there's like three

million people in San Diego but obviously you want to go to a suburb so maybe like La Jolla because there's a lot of money over there uh phone driven or walk-in personal injury lawyers generally phone driven so you would fill all this out and then what you're going to do is start looking at the Competitive website so who else has a website for personal injury lawyers in La Jolla and you're going to compare them like how strong are your competitors websites and will then be able to determine if we can knock them off the first

page or not okay all right good to know yes um definitely because otherwise you're just going in blind and hoping for the Best this actually gives you Insight of what's going on in that particular Market yes so definitely fill out like a bunch of these all different niches all different areas uh play around with it spend as much time as you need in here until you feel like feel like yes I have five of these bad boys that are wide open I really think I can get to page one on these ones then book a

Weebly and Wix because this is specifically designed for our industry for what we're doing we're not in the we're not in the industry of building out a cute website we're we're going to war here right we need tools we need the best websites there are so you Would come in here pick a template that most resembles your niche why because they're like Google is a super smart computer and these website are specifically designed to give us that edge so you want to get as close to your um niche as possible so we'll stay in that

personal injury lawyer thing let's see if there's one for that that would be cool if there was Oh there you go attorneys at law so that's the one we would choose and it creates the website for you and we'll teach you exactly how to do all like how to build out this entire website uh in the videos so there's no guesswork and then if you are ever stuck the customer service for snaps is phenomenal just text them because obviously they're only catering to our students so anything you need let them know They'll be able to

help and we could just be like did you get hurt right and then um you want to put a phone number at the top and stuff so it's Google teach you how to do all that but it's it's super simple drag and drop point and play and then um Yeah you'll just go through all this training get your website up and running the optimizing this is how we communicate with Google that we're a trusted website and that our website should be on page one and then sales so this is where the rubber hits the road

this is what's going to get you to Tokyo multiple times a year because if you're not selling you're not making money and if you're Not making money you're not playing business class all right Brendan it's not happening so yeah so this is this is so so so important we have scripts we have agreement templates we have all different strategies for you to get in front of business owners and offer your services one of the easiest ways I mean is it the fastest way no is it the easiest way yes the easiest way I feel to

make a sale is by once you have let's say your personal Injury lawyer right the leads start coming in now you've done all the work your leads are coming in in the beginning you can have the lead either divert to you and you take the calling just like you know personal injury lawyers San Diego this Brendan how can I help and they give you all the information then you go find a personal injury lawyer you call them you're like hey my name's Brendan do you guys take Referrals they're like uh yeah sure they're like cool

here's the referral like all the information you just obtained sometimes that's not practical if you're working right it might be tricky for you to pick up the phone all the time in which case you just reverse the cycle you call a personal injury lawyer first you say hi my name's Brendan I have this website obviously built some rapport with them Have a little quick chit chat but eventually it boils down to like you saying I have this website it's generating leads it's on the first page of Google these are all people looking for your services

would you be interested in taking these leads for two weeks just to try them there's no catch like all I'm going to do is put your number in my forwarding system all the calls are going to come to you in real time Mr lawyer and in two weeks I'll Check in again the only thing I ask is that if in two weeks you've made a bunch of money off these leads that we can sit down and talk about a partnership where we can both benefit that's it and if he's like nope you're like no problem

next there's a bunch of personal injuries right but if he says yes oh sorry sorry so the the ranking itself what what is that based on so there's like 107 some points that Google looks at the most important one what does your work like Google so Google's main objection in its existence is to put forward the most relative information to its users that's Google's end goal now we're trying to tell Google hey our website has the most relevant information so you want to make sure that you have Authoritative well-written content on your website you also

want to make sure that your website looks good because if it's an ugly website nobody's going to want to stay you know they get onto your website and they're like yeah when they leave so it has to be aesthetically pleasing um then we're going to I don't want to get too much into detail um technically but you're also going to Have to like build trust with Google and by doing that you you make sure that the internet has all of the citations of your website so your name number and phone number we want to get

into different directories uh we want to have a lot of backlinks so there's a lot that kind of goes into it but at this time it's not difficult if that makes sense because you have yes okay yeah so we're just trying to tell Google that we're the best website For their users no no that means so hopefully you rank before and then you yeah and then you can generate leads and you go to the to the clients and then exactly or you go to the yeah exactly exactly right and then I let them try it

out see if they like it see if they can convert the clients and if they can and they've made a chunk of money then they'll have no problem paying you Right if they make 10 grand and you ask for two they'll do that all day every day and that's why in general a lot of your clients will stay with you for years literally for years they're not going anywhere because you're making them that much more money makes sense um so yeah so that's pretty much actually the whole course um I've told you about the course

Sarah Uh Jared yeah sorry I feel like I've talked forever do you have any questions Brendan uh no no um yeah I know I mean everything kind of parallels what I've seen in the videos and um and I guess I do have one question where do they update the videos um I guess I do have a question because uh you know for example AI chat GPT things like that have become a are Becoming a thing um is there any uh look to see how that can be implemented or do they see how that can affect

the industry at all if anything is going to be amazing for us because AI is so cool like we've been playing around with it so I could literally say like oh hey chat GDP could you write me a story about a tree company right and it would give me an entire story and I could use that for my website and like obviously Put it into my own words but I could use it for my website to give me authoritative unique content yes so if anything it's an amazing tool for us and Dan is actually tinkering

around with it to see how we can best implement it into our industry now other videos updated yeah when they need updating they will be updated you'll find that everything in like the optimizing and the build out has all recently like literally last Year has completely been revamped but things I don't need revamping We're Not Gonna you know so some videos you'll have a baby dad and a baby and then all of a sudden it's like 10 years old dude like whoa okay so yeah you'll see like some jumps but yeah anything that needs updating

will be updated okay I understand perfect um so yeah do you can you see yourself Like going through this and being part of the community yeah I really like I mean at least from what I've seen it seems like a very inclusive community rather than kind of uh competitive I should say um so that's what I really like and um yeah and when people have questions they just post it on Facebook or they have specific people that they go to or either or you can either book a call With Sarah and just ask Sarah your

uh let's see yeah I mean there's there are a lot of testimonials where they said you know I made 10 websites I made sure to make you know 10 20 and um do do most of them just make the websites uh through through this platform I guess it's relatively newer So some of the videos are older um but is that what most people do or is there a way that they just make it by themselves uh yeah you can wait how'd you mean sorry so is there is there I mean do most people use you

know buy the templates got it do you mean they're done for you yes yes is that different from the what you were Showing me with the templates yes so the done for you Iowa website for you you just sit back kick your feet up relax all right they'll do everything for you um when you're going through here and you go to snaps you're building the website yourself templates are with uh sorry is that in regards to them for you or is that No the templates are free so you can literally just go in put template

instead it's three okay so it just shows you how it should look and then do it yep exactly so you pick a template and that template is then yours and obviously you'll customize it however you want and everything you'll you'll learn how to customize everything and how to change things uh how to put your own content on there we'll teach you how To do all of that um but yeah so the four hundred dollars is only if you want our team you would literally tell them like hey I want this template I want this Niche

and I want this location you fill out a form they then go do the whole thing and after two weeks they'll say hey Brendan here's that website it's beautiful okay um and then if you're going through the course itself and you're doing it Yourself you obviously still pick your own Niche pick your own template and um your own location but then you just build it all yourself okay I understand does that make sense yes and how long you said realistically once some one a month yeah so realistically how long does it take to build something

like that um I would probably say about 20 like especially in the beginning when Everything's a little slower right you're going through the videos probably about 20 hours from start to finish okay the course itself as you're going through the course uh if you can put in about 10 hours a week because obviously you're working right so 10 hours a week into the program build parallel with the program and you should get through the entire course in just four weeks in four weeks time You'll have your very first website up and running and then it's

just like okay now we're gonna wait for the leads and while you're waiting for those leads you can start working on your second website okay understand okay um yeah so that's that's pretty impressive I mean when people so I couldn't I couldn't really grasp you know when people said oh I have this many websites or you know I just I just I I hustled and made 20 websites um there's actually pretty impressive that they did did a lot it is it is at the end of the day it's just coming it's boiling down to just

doing just doing it like it's it's really not that difficult because you have the the blueprint in place but we're literally showing you like hey this is this is what you have to do this just follow these steps so as long as you take action trust the Process understand that sometimes you know you're not going to have 100 success rate but let's just say you build 10 websites and you have a 50 success rate it's like all right still doing pretty well well let's just say even even worse three you out of 10 websites you

only rent out three yes that's still an extra three grand a month that's a 36 000 pay rise A year you know so just don't be too harsh on yourself if the first few aren't you know yes yeah I think that was I think that was good to see as well some people were um what do you call late bloomers as well so just to you know it said everywhere you know trust the process and and succeed so Yeah because the the process I mean we know the process works we it's been working for the

mean in all fairness we're renting out websites like you're not you'd have to do some real work to get into any type of travel yeah okay we're writing our website there's not anything too crazy um but then I moved to Vegas and here to have an LLC it's only ninety dollars so for that extra protection that you do have with an LLC it was totally worth Having you know paying the 90 bucks with you obviously you have other assets like you you're a homeowner I wasn't a homeowner in San Diego so maybe in that sense

because you do have high value assets it might just be worth getting the LLC regardless how much it is so just weigh it out for yourself and then if you did have specific questions throw it in the Facebook group and just be like hey I'm in Utah I'm wondering just like see what The rest of the group is doing yeah yeah just kind of gauge it uh cool so let me name in here okay what's the address linked to the card that you'd like to use uh the sorry the uh like the card number the

don't go as quickly as you know because it is you are you want to create a good foundation you are developing skills so I do understand that um but what would be a good Benchmark just to make sure I am on Pace 10 hours a week just I don't care if you have a website up in four five or seven weeks just put in those 10 hours a week because you might spend you know Somebody else might fly through the course and have a website up but they didn't spend as much time as you in

the due diligence part so I would just say like if you can just put in 10 hours a week and really just take your time going through the material yeah I would say that's the best thing that's the best way to do it okay so understand the material front to back and then yeah the due diligence you really want to make sure you go into a good Market yes That's that's everything okay good yeah I appreciate that too absolutely and at the bottom of my not my at the bottom of the email that I sent
