hi Tony my name is Aman I'm the owner of IG media I got your order request yesterday so there you just spent the last 30 minutes just kind of going through your social media your digital marketing as well as your website now my marketing agency does a whole myriad of things but especially in the last 2 to 3 months we've really focused in on paid traffic lead generation sales funnels and pretty much as converting as make qualified leads and as much paid traffic into paying customers we're also very very well-versed at content which you might
see right now I'd love to do everything in video form or audio form I hope you don't mind I just I finally gets my point across a bit better no we will start off with your social media you have Twitter you have Facebook and you have Instagram as well as LinkedIn but I find that to be somewhat of a different category now what keeps popping up from your social media is that it's very incongruent to your brand if I went on there and I was looking to buy a house using stone house estates I said
honestly I feel as though I wouldn't be getting a very pristine or organized service now look your job is to offer an amazing service to your customer it's not to worry about social media or brand awareness brand placement so I understand that's just honest feedback that I'm giving to you from someone who does this for a living now that said some of the companies that I've worked with are Bang & Olufsen Zebra fuel furo systems these are companies where you can create amazing compelling content again and again and again and you can tell multiple stories
and they actually bring inbound leads from their social media with you guys I don't think that's the case you don't have to be amazing at everything so my next piece of advice might actually shock you and that would be to take down your Instagram in your Twitter because as I said unless you're willing to put money towards putting out amazing content and actually trying to put effort to getting leads from your social media I really believe it's gonna do more harm than good it's it's gonna be very in congruence to the service that I believe
you're trying to offer so Instagram Twitter I would take it down leave Facebook because Facebook you can genuinely get leads from and I would post maybe once a week what I would do is I would do a large content shoot now that tells your brand story as stone house estates really need to give people as to why to choose you between another estate agent and you tell that through a story and from that you get a main video a few other videos photos and that really should sustain you for three to six months apart from
that myself personally what I do I have a system in place so I match two different services a service called queue and a service called buffer me myself personally on my LinkedIn and my facebook which as I said I don't use that much because I kind of understand where all my leaves are coming from as a business so nonetheless I do still want to keep it active so I use these two services in conjunction and what queue does is it scours the web for the best articles on digital marketing paid traffic content creation brand awareness
and I'm basically it compiles all of those and it matches up with my buffer now my buffer is the service to actually post on my behalf so on any given week about three to four articles going out about the topics that I specialize in without me doing any work so that's something you guys could definitely do you could definitely set up the queue service with a buffer service and kind of put out an article once every week which you haven't spent any time towards you haven't written the article but as I said queue will scour
the web for the best articles on real estate maintenance real estate investment rental properties whatever your interest or whatever you put the settings towards it'll do that for you guys and as I said I would only use Facebook most marketing agencies will tell you that you need to have a myriad of different platforms because let's be honest they're just trying to sell you on a very hefty retainer you only need one now the benefit with Facebook once again is it's very easy to build social proof now you understand how important social proof is so two
facets of that is number one having a page with a lot of page likes notice that I have become very very well-versed and paid traffic funnels etc etc so I'm actually gonna throw up on the screen right now a screenshot of an ad that I ran for one of my clients Deborah fuel and we actually ended up getting 7,000 page likes with an ad spend of 70 pounds now once again that really built up the social proof now super fuel is a fuel distribution company and although it's a different niche to real estate they're both
things that take a lot of emotional investment so for example as ever fuel it's literally like a libero for petrol now petrol and expensive car is a there's a lot of resistance there if you have a nice Range Rover and you're getting the service to come in and fill up your Range Rover before you go to work there's definitely a lot of resistance there so for us it was very very important to build the page likes up because you know social proof and bacey states that if this person likes it I probably will too and
the more and more that grows the more and more amplifies so with you guys Facebook put out content maybe once or twice a week actually get the page likes up and then now I will go to by far the most important thing which will be Facebook advertising paid traffic sales funnels mailing list and getting qualified leads to digital marketing and I'm actually gonna switch over to my computer and I'm gonna show you a few examples now what I will start off by saying is I've actually never dealt in the world of real estate but the
principles of funnel building and paid traffic are the same throughout and furthermore I come very well prepared I actually have funnels built for pretty much every single niche you can think of now obviously myself I work with a lot of consultants and a lot of coaches that's kind of how I've gotten to where I am now and I've learned so much about digital marketing so one of the consultants I work with is actually based in LA and he's actually given me a complete blueprint like the funnel from beginning to end for the real estate niche
and as I said I'm gonna jump on my computer I'm gonna show you that as well as I'm gonna show you some Facebook advertising that I've run for some of my other clients and the results there so let's jump on here okay Tony so here is click funnels now click funnels is the email collector I use the squeeze page the landing page I run basically my full funnel through click funnels in addition to things like MailChimp or Aweber all depends on what sort of mailing system you have in place right now what sort of autoresponder
system you have in place right now so look let me give you an example now this funnel that I was provided he actually used it in LA so if we open this up you can see right here welcome to the best valued homes list in Los Angeles you know pop-up they put in their info now what they get is what's known as a lead generation magnet now a lead generation magnet is any reason for a person to give over their person contact info now for this obviously it's an actual list of the best valued homes
in Los Angeles now super super easy to replicate this here in London so you know people get their lead generation magnets so they get a PDF and now you have their contact info and that makes them a qualified lead now if they are inquiring or they're even interested in the best valued homes in Los Angeles then they're more than likely looking to buy and the second stage that we actually have in this funnel is the all info opt-in so once again if I actually preview this right after they get asked you know or they get
the best valued homes in LA once again we'll just use London they're actually given they come to the second page where they've got their name email and this time their phone number now the phone number is actually where you're able to pick up the phone and contact them directly and then lastly it's would you be interested in a free ebook on how to raise the value of your home before selling yet now what you have is a system in place where you have qualified leads for people that are looking to buy as well as sell
now whenever I run funnels for my clients I actually have a system in place it's called zapier so whenever this information goes through not only does it go through to me it goes through to you directly so whenever anyone fills in one of these forms you get the contact info straightaway and you can get on the phone with them ASAP now this funnel is very very useful I have created dozens and dozens of funnel as I said if I've been being completely honest I've never done it in the real estate niche but luckily I have
really good coaches really good consultants that I work with and this is his most profitable real estate funnel that he's literally just handed over to me so we can easily plug in a photo of a house in Finchley and change all of the stuff to London no there's no point in having this beautiful landing page this beautiful squeeze page if you can't actually get traffic to it so let me go ahead and yeah here's what I was looking for this is so this is ad espresso and ad espresso is the split testing tool I use
for when I'm running ads for my clients now as you can see right here we've got 81 clicks to the call-to-action at a cost per click of 40 P these are qualified leads because within the ad itself it states the price of what we're offering a full breakdown and then the call to action is swipe up if you're interested let me actually go ahead and show you that ad right now now this is actually something I call my graphic designer to whip up and as I said we know these are qualified leads because they call
in the call to action it states the price it stays exactly what it is not for example a lead generation funnel where you're just trying to get an idea of leads we're trying to spark interest or brand awareness or get a lot of reach like we go straight to the point in this ad so of those 81 clicks pretty much all of them were qualified let me show you what that ad look like right now [Music] so as you can see right there everything is broken down I use a sales technique called value stacking so
we bring up the total of that project to 1.8 K and we say it's only 410 now let me just actually show you the website so this is my client unit on some really awesome personal training gyms here in London so as I said on that specific ad which was actually for Instagram stories we got a cost per click of 40 P we're actually running the same ad on Facebook as well and we got a slightly higher cost per click of 75 P but once again these are qualified leads so to be paying even a
pound for a qualified lead for them their value proposition is 410 pounds the 1 pound for a qualified lead for something that costs 410 this is why Facebook advertising really works now for you guys potential lead is worth a lot lot more but it also it's a lot harder capture qualified leads because you have to look at what you're doing it's a much higher ticket item so that is why we qualify leads through this funnel because as I said you know if someone's looking in the best valued houses in London that they're probably looking for
a house to buy and then you can give them exactly what they're looking for in a free PDF document and you can turn that qualified lead into an actual client an actual customer to end off I also told you about the social proof and increasing the page likes now this is zebra fuel for last month's advertising and as I said you can see right here we spit we got 7,000 page likes for an average page like of 1p and we spent 70 pounds an average page like will usually run you one pound to 125 but
as I said we really understood the importance of social proof and something that is quite high ticket or has a lot of emotional resistance to it and I managed to absolutely crush that per page like cost and yeah 7,000 page likes 470 pounds absolutely incredible so I know that this is a lot to take in when I start talking about digital marketing like I could generally go on for days and days and as I said that's actually why I like to do this in video format just because of the amount of free value I know
hopefully I started to get you thinking about how you can actually use digital marketing to bring in more leads bring in more customers more clients I hope you appreciate my honesty in terms of the social media side of things the fact that for your business doing an Instagram post a Facebook post daily creating beautiful content to post on a week to week basis that that's not something that will benefit you guys at this point paid traffic and funnels even building an email list which I actually didn't get to all of this stuff will benefit you
