Now, the first step we have to know about wholesaling vacant land is we got to figure out exactly the top areas for wholesaling land. And basically what I mean by this is if you look at the United States of America, right, there's like 50 states and probably like a thousand like quote cities that you could theoretically wholesale land in.
I'll be real with you, if you just go to Zillow, you're going to be able to find exactly the best areas for wholesaling land. So, right here on Zillow. com, and what we're going to do is let's look up Knoxville, Tennessee, and let's look at in Knoxville, what's the best places to be finding vacant land for wholesaling.
Well, what I'm going to do is I'm going to go first and foremost to the for sale section. I'm going to go to more and I'm only going to filter on new construction properties. The reason why I want to do this is you're going to see where all the new constructions are happening in the area.
This is also a really good place to find where buyers are looking to buy their deals. Like for example, here in Eastwood and Wooddale, there's all these new home developments happening right here. So buyers looking to buy there.
We can see a new construction out here. So, oh wow, look at all this new construction. So this area is going to be good for buyers, too.
And one thing we can do to find cash buyers also is you see all this stuff right here. If I look up 945 Jerry Price Drve, you can probably find the owner and they're probably going to be a good builder. Now, you could also use a wholesaling software like X leads right here and just do it a little quicker.
So, for example, I'm just going to look up Knoxville, Tennessee, and let's actually look up uh one of these properties right here. So, let's look at this one. This is a new construction right here.
So, I'm going to copy the address. Let's see who's the owner. So, if I look up this address right here, the owner of the property is going to be William Williamson, who owns three other residential properties, and all these are new construction.
So, we know this guy is a good cash buyer for land, but also we know this area is actually really good for wholesaling land. Now, here on X Leads, which is really cool, you get their phone numbers literally skip traced, which is like insane to me. So, if you want to check out this wholesaling software, you just go to xleads.
com. That's what I'd be using here. But that's a great way to find where people are looking to buy their deals.
Um, if you want to get a little lazier, you can just literally go to Knoxville, Tennessee. Now, Zillow, again, this is a great strategy for like free free if you don't have any money. Uh, but most people just go to X leads.
We're going to go to filters. We're going to go to cash buyers and then we're going to scroll down here and property types. We're going to go to land only and then we're going to scroll down here to the last let's do year.
So last year of land sales in Knoxville. And now we can see where most of the land sales are being done. So we can see it's primarily in this area.
This area out here. We can also turn the clusters feature on and find clusters of cash sales. We can see right here that one of the large clusters we can find is right here 13 right here.
So this area is really hot. this Holiday Hills area. If I want to go back here, 25 out here in this Vestal Morland Heights area.
It's going be a lot of cash sales for land being done here. So, this is exactly South Knoxville area where you're going to find the best areas for wholesaling your vacant land deals. So, the next step here is number two.
We are going to start finding we're going to start finding our buyers, which I already showed you how to do it, right? just go to Zillow and you can call these people up or you can just go to xleys. com pull the cash sales in the area and just call these people up.
So again, for example, QB Realy Team LLC right here, Family Properties LLC right here, Ready Set Sell Holdings LLC right here. Uh we got their phone number right here. That is a buyer for our deals.
They just bought vacant land and they're looking to build more on top of it. So this is a good person to buy our deals from. So if you lock up any vacant land deals, boom, they're going to be a great buyer for us.
So, we're going to call these people up. We're going to get their buy box specifically trying to figure out where they're looking to buy. So, I would call these people up on X Leads, right?
You're going to call the land sales. We got the phone numbers included. So, X Leads has phone numbers included.
Get over 25,000 records on X Leads. And what you're going to do is you're then going to go out here and get their buy box. So, the questions on a buy box for land are going to be, hey, where are you looking to buy your land?
What type of land? Do you want land kind of in the city? Do you want there to be a water set up on it?
Right? So, if I build upon the land, am I going to have city water, septic sewer? Do you want half an acre, a full acre of land, a quarter acre?
And more specifically, how much are you looking to buy land for? So, if they're going to be like, "Okay, well, if it's a quarter acre lot, I'll pay you 30k. And if it's half an acre, I'll go out here and pay you $50,000.
" Okay, awesome. Now, I know if I have somebody who's trying to sell their halfacre lot, and they say, "I want to sell it for 40. " If I lock it up, I can make an instant $10,000 deal.
But what's really cool, too, is you say, "Well, I mean, would you take 30? " And they say, "Sure, I'll do 30. " Now, you know, you're going to make $20,000 right from the negotiations talking to the motivated seller.
Now, the next step here is we are going to go out here and find the vacant land owners. Now, how do you do that? I mean, it's pretty simple.
You just go to X leads. And I wish there was like a easier free way to [snorts] do this, but there's just no way you can pull vacant land data and get them skip traced allin once for free. So, you do have to use X leads.
So, let's do Knox County for example here. And what we're going to do is we're going to filter. We're going to reset our filters really quick.
We are then going to go here. We're going to go property types and make sure it's land only. We are going to max the lot size at 1 acre at the most.
And we want the owners of the land not to be businesses or banks or the government. We want individuals and trusts. Now, one secret I have that nobody else really talks about about land is you want to make sure they've owned the land for at least 3 years.
Some say five, some say 10 for houses, but for land, owning it for at least 3 years is a must. Then from there, you're going to go to equity, and you're going to say they need at least 40% equity. And then from there, about 2,000 overall, which is awesome.
And now you got a list of 2,000 people in the Knox County area that own vacant land. What we're going to do is we are going to select all right here. Take all the leads.
We're going to go download it. We're going to make sure that we have skip tracing included and the valuations and the details on the property. Then we're going to get that list downloaded.
We're going to throw it into the contact section here. And then we are going to go we're then going to throw it inside of the contacts inside of X leads. Now it's really up to you what you want to do.
If you only want to do SMS, which most real estate wholesaling like vacant land influencer type guys always tell you to do. If you're just going to do SMS only, just tag the property SMS and it will text the sellers for you throughout the day for a whole month. And the cost is like 1 cent per text.
Now, most wholesaling like influencers I've seen on YouTube, they push softwares with big like affiliate fees and so they'll charge you like three or four sends and then the influencer gets like a half a cut on that. X Leads charges the least for skip tracing that I've ever seen. So, it's about one penny per text right there for texting and you could start texting.
Now, if you want to call and you want to be cold calling, X Leads does have a dialer. So, you can go in the dialer and just tag the properties power dialer inside of X leads and you're just going to cold call the leads. Then from there, you're going to generate a ton of people that say, "Hey, I I want to sell my deal.
I want to sell my land. " You're obviously then just going to write a contract to buy it. Now, the contracts for land and houses are going to be the same.

Well, if you're doing this for free, right, I would say do tax assessed value TAV and multiply that by like 75% and that's roughly a good MAO. But for most people who are watching this cuz you have to pull a list, so you need X leads. I would just go off of the X leads wholesale value.
Make it real easy. What I mean by this is if you have a piece of land, let's just use this random address right here. So, this land we're assuming is worth around $25,000.
Just take the wholesale value and that's what you should roughly be at on an MAO or an offer. So, you should offer that or below that to the motivated seller as your first offer. Now, you got to remember if this property right here, let's look down, is half an acre, right?
So, we see the lot size here is half an acre. Well, guess what? If your buyer said, "I will pay you $40,000 for half an acre," you should offer whatever you want.
But like the most you can write the contract for is theoretically $40,000 if you want to quote break even. So you can offer 20, you can offer 10, you can offer 30. I mean 30 going to make a 10 grand, 20 will make a 20, 10 will make a 30.
But honestly, roughly rough numbers here, just go off the wholesale value. That should be your initial offer. And if they're buying it for 40, you can make $24,000 on this deal.
Then from there, you're going to write up your contract, right? You're going to write up your contract. You are then going to call your buyer up and you are then going to sell or aka assign the deal for the price that they said they're going to buy it for.
Right? And then you go out here and close and make your 10K. So if they're buying a halfacre lot for 40 grand, you lock it up for 30.
You first write the contract and then you write the assignment of contract. You bring it to the title company. You make your $10,000.
You close. You're happy. Cha-ching.
You get the penthouse in Miami. You start selling your wholesaling real estate vacant land courses. and you start getting rich and successful.
