in right you know we can't just do these like very siloed thing and think that our guest is going to understand thematically what we're trying to communicate right like the the let's just say the mural for example they're really big in the like Arizona California Market the weather actually everywhere they're big everywhere and listen they're not cheap we're just GNA use this as an example they're not cheap okay so you put a mural around your pool or maybe it's in your home and it does pop out on the listing online congratulations someone noticed you they
clicked on it but then whether they clicked to buy because of the mural no it's like even before they go to book you they should have a feeling about the booking process the way you speak to them in the listing and then when they show up how can you create this that they're actually going to remember how are they going to even talk about the mural like how else was it woven into their stay that is memorable it should feel intentional it shouldn't just feel like I think I want a mural on the wall let's
pop it up and I'm going to give you an example of a property that Sarah and I own together some people will call it um Grandma Chic some people call it is it Millennial Chic is that Millennial Millennial Chic but here's the deal room by room by room you are going to see that it is very intentional very thoughtful from the paint colors to the pillows to the art on the walls to the materials from you know the carpet to the leather sofa that stuff was thought out um all the way through the the living
room to the dining room to the bedrooms they it it is a theme throughout there is that vibe that we are giving off we'll also share with you we've got someone in our Mastery membership program who hosts a Taylor Swift themed short-term rental and it's not just the decor inside of the property I mean the the name of the listing is like only true swifties would understand the name the listing description are things that only true swifties would understand like the way that the host talks to the potential guest and the guest once they book
is very thematic it it is like it's like Taylor Swift is talking to you or we have another one of our uh members actually a coach inside of our program built a mushroom house and so it's very um almost like a a gnome lives there and so everything in there is not like gnome chachis it's like what would a gnome have inside the property to live with that within his little his little Mushroom House right it's like all those things are very purposeful and how we communicate with the guest it's all woven into a theme
we've got a Stevie Nicks property and so how would Stevie Nicks welcome a guest into her world and there's there like there aren't even like doesn't have to be like oh there's Stevie Nicks posters on the that's not there's there's gold and black and just the language used throughout so it's just based on that it's not like screaming in your face cheesy if you will right let's first start with maybe your a family focused stay again these are things that you can weave into the details that families will appreciate so for instance maybe you do
have um some gaming consoles there and just board games that are catered to maybe maybe a younger crowd also little things maybe it is um the plates and cups and bowls and silverware it's not even silverware I know it's like plastic wear that you would provide for kids versus adults even those kid style like plastic cups blackout curtains for for a nap time maybe just baby proofing around the home more so than than most would there are so many things that you can do to be kid-friendly that parents will appreciate um and I see this
well done so many times and that is like oh they've thought about me ahead of time definitely going to book their location another example would be maybe you are focused towards wedding parties okay or or Bridal parties like your your places where the all the bridal party are going to stay so think where are they all you know whatever four to eight ladies or people on the bridal party going to sit down and do their hair and makeup um other examples we have are like the full length mirrors the gar racks the great lighting maybe
you do have one of those like influencer uh ring light ring lights yes and do your research because that is where you're going to surprise and Delight your guests where they're like I forgot what do Bridal parties often forget maybe it's nail polish for panty hose people we panty hose anymore I know they do but um maybe it's dry shampoo spray star you know what's a spray starch or spr pins hair ties stuff when you get static cling that yeah help them out head like that what else help them out um and a bridal one
could also maybe double as a bachelorette cuz still a lot of girls getting ready before they go out at night just really thinking about who your ideal guest is and who's going to be staying there and again let's say let's kind of compare family versus Bachelorette bridal party like a family home might have bunk beds and those are cool where the bridal party is like no let's put two queen buds um or to sleep the same amount but the they don't want the adults want don't want to be climbing climbing in and out of a
bunk bed and that's the way that you could change up those those atmospheres maybe you're gearing towards potential guest who likes you're promoting Outdoors an outdoor situation so you're promoting hik so you've got ski Maps right and you've got granola for them or you've got lots of hooks cuz are they bringing backpacks are they bringing um coats like having a a drop zone if you will for for the boots their boots have to get the mud off so outside you have those boot scrapers like that kind of stuffff where you are thinking so deep into
their brain that memorable not the hot tub not everyone has all that like how do you make it so that you are speaking to them literally within your within this stay without having to speak to them because you're thinking so far into their brain another this final example I want to give you this was actually a woman who was a guest in our podcast and I still think about her and her stay and I never you don't listen to our podcast what are we even doing you should do that very different than YouTube and we'll
link to her episode I didn't even stay there and I ask Anette how many time did I talk about her stay a lot she is is pet welcoming first of all words matter and she doesn't say that she's pet friendly she says she's pet welcoming because she caters towards people like me dog moms who love their dogs so much and if you talk to my dog like I talked to my dog I'm in and so when she sends the check-in instructions she actually sends them to your dog's name like she would already know that my
dog's name are flip and Renault and the email would be like flip and Renault we're so excited to welcome you to the property the bone treats are located in this cabinet um your special dog bed is located here ask your Mom and Dad if you need a crate like I'm making this up right now but that's she talks to the dog and so and then when you arrive the welcome note is written to the dog and there's like dog treats there they're like well it's so good MH those are the details instead of just saying
yes um pets are welcome she's thought layers deeper into what a pet is going to need in their stay same with what her family is going to need during their stay what are the bridal parties going to need what are those outdoor enthusiasts and and so just think about that even even if you're in a a Metro Market Like a downtown like we are in a downtown market so think about what they are going to need in um in your downtown area so don't count yourself out no matter where you are you can do this
tfb Pro tip with your guest potential guest Avatar we call them an avatar like who are you geared towards think about their pain points and that's why marketers say if you really know who you're focused on not like in general terms like really focus on if anyone else wants to stay like people who are coming from a conference want to stay at my bachelorette pad fine they'll still be happy but I'm going to think about The Bachelorette what are her pain points and and you think about her pain points and you have it there so
when they're like oh my gosh I have this pain point and then it's there to solve their problem that's an experience and it's all really really most of the time inexpensive yes you just have to do some thinking we go back to like root of Airbnb like their slogan was live like a local people still want that okay and so you have to un unfurl for your guest these local gyms and again this is something that's completely free but let them know of that special coffee shop or that hidden gym pizza place and what's so
awesome is maybe they don't even have a chance to experience these places but you thinking about them and you alerting them to these things so even if you give them let's say your top 10 local gems maybe they hit two of them but but they know that you thought about them um in all 10 of them maybe there's a way to have locally sourced coffee inside your property you know maybe there's other local a local artist or maybe local Furniture something that you could bring in that just shows them you want them to feel like
they're a part of the community while you're there it's not just off the shelf everything Ikea and Amazon no and give them a little uh like a treasure map right so if you tell them to go to this hidden pizza shop say I know you're going to want to order the pepperoni and cheese but you really got to try pizza number eight whatever it is because you should actually go and and try the pizzas out right because people love feeling like they know something not everyone else knows absolutely and a little Pro tip on this
local coffee thing cuz I think the local coffee is great but that can be a little generic little tip for you if you go to a local roster and you tell them that you'd like to have a bag of beans that is branded to your property bag of beans branded say that three times bag of beans branded back of be branded that you will probably get a yes it's easy it's easier than you think for them to do that for your property especially if you have a higher average daily rate like you are charging a
little bit more um or you have a larger property where there are a lot of people in there because that coffee company wants them to take home a bag of beans as your as their like welcome gift with their brand on it and they'll be happy to co-brand it with whatever you're branded they get these bags printed and you have a long-term relationship with them that's how you take it to like the next level mhm let's do it and since you stuck around to the end tfb Pro tip the no cost addition all right I

time think about how you can uplevel their stay at every I'm going to kind of at every corner at every corner in your house and at every corner of that messaging also so remember this isn't about spending more money this is about spending time and being thoughtful and thinking of your guest so I want you to kind of like re-calibrate and think I'm going to create an experience and it's not just about what can I add what can I add what can I add amenity Wise It's like how can I now accentuate all of the
