in this video I'm going to show you a way that you can make money off of Airbnb that you've probably never heard of and the best part about it is you don't even need to own or even rent any property at all in order to make money off Airbnb with this specific model and if you watch to the end of this video I'm going to show you a way that you can actually use AI to automate part of this process so that you have to do even less work in order to make this money off
of Airbnb let's get right into it now if you look at Airbnb B you'll see if you just go to the Airbnb homepage you're going to see a lot of houses there um that have reviews that are doing great they've got a lot of different um people that have rented them out they've got awesome photos and everything like that but if you keep going down the list if you scroll down towards like the bottom of the list that's where you're going to find some Airbnb owners that either they don't even have any reviews or you
could if you look at their calendar you see that it's really not being rented out like they're not successfully having renters come maybe nobody has ever even stayed there before maybe their photos aren't that great or whatever these are the listings on Airbnb where we are going to make the money and I'm going to show you how now if you think about where these Airbnb owners are at the ones that are way down at the bottom of the list no one's really looking no one's messaging no one's renting out their property they are in pain
if you think about it they might have bought an entire house and this is actually pretty common nowadays people might have bought an entire house just to put on Airbnb and then they renovated it they made it beautiful and then they could not get anyone to rent it or maybe they were depending on some side hustle income to rent out one of the rooms or rent out their basement and they simply can't get people to rented maybe they have a mortgage to pay on the house that they're not actually able to pay through the Airbnb
Revenue that they were hoping oping to get in what you're going to do is you're going to contact these Airbnb owners and offer to get their listing rent it out and all you want is a percentage I'm going to give you templates that you can use actually send them that will help you to get these people on board but basically what you're saying to them is hey if you think about it from their perspective they're not renting it out anyway you can tell from their calendar that they don't have anyone renting out the Airbnb so
they're not getting any business at all on Airbnb and you're telling them hey I'll get it rented out for you and all I'm asking is the rentals that I bring your way you give me 20% of that rental if they're renting their place out for say 200 bucks a night and you're only asking for 20% you may say oh why would anyone give away 20% that means they only get 80% of the rental but if they're not getting any money anyways 80% of nothing is nothing right they're not getting anything right now and you're offering
to do the work to get it rented out and they're going to get 80% of say 200 bucks that's still more money than they would have made on their own now I'm going to show you exactly how you can find these people right now and the first thing that you're going to need is you're going to need this tool called appify and I'm not going to go through the process of signing up I already have an account you just click on this blue button here sign up for free and you want to click on over
here on the right sign up for a free plan putting your name and email and all that once you have your account created then you're going to click on this little button in the upper right go to console and what this tool is going to do is it is going to go out and find for us these Airbnb homeowners property owners that don't have their properties rented out and I'm going to show you how we can find them it's going to be very easy to find them very easy to contact them in fact you could
start contacting them and even be getting some responses and some deals done by the end of the day today if you execute the steps in this video that I'm about to show you now once you click on Console it's going to bring you to a page that looks like this and you want to click on store here on the left and then up here you want to just do a search for Airbnb and you're going to click on Airbnb scraper right here and then what you want to do is put in your destination I put
in Detroit and you want to put in your um number of results and I just put in 10 just to start but you could do more than that that means it's going to search out um 10 different airbnbs for you and then down here um you want to look at anyone that has zero reviews okay because we want to find airbnbs that don't have any reviews yet we want to look at their next 3 months of availability so remember we're looking for Airbnb hosts that are in pain okay they have no reviews and they have
an open calendar meaning no one is is renting out their Airbnb at all you can actually search for all kinds of other things here you can play around with this I'm just picking the most simple version and then you're going to click save on the options that you just picked and then down here you're going to click Start the green button you just take a look at this this is so cool it's bringing up for my search it's bringing up 10 Airbnb hosts in the Detroit area that according to my criteria that I put in
we're going to look at their calendar and we're going to see that they are not booked at all in the next 3 months and you could actually pick other things too you can maybe pick airbnbs that don't have photos or pick airbnbs that that only have one photo so they don't really have their listing optimized very well this search is so powerful it can find all those different criteria of people for you depending on who you want to contact and you can experiment with it but I'm just picking the simplest ones and then when it's
all said and done you want to go down to the very very bottom and click this green button export 10 result results and I'm going to tell you specifically what to put in this box you don't want to export everything that it's going to give you or else it'll give you a giant spreadsheet that's very very difficult to understand so you only wanted to export just a few things and the only thing that you wanted to do is you want to do localized just put in these exact options localized City okay so we because we
want the city name that the that the Airbnb is in url that means we want to be able to click on the link right from our spreadsheet to get directly to to the listing cuz that'll make it really easy to contact these folks and then third you want calendar right because we want to know um that they are not available at all in the next 3 months and then you click download and then we're going to open this in Excel or whatever your spreadsheet program is now I want to say don't freak out about this
spreadsheet I know it looks kind of complicated I'm going to explain it you'll understand exactly what it is in just a second so what we've got here in column one we've got the city that's really important cuz obviously if you're if you're offering them any kind of services that are local let's say you're offering them any kind of thing where you're taking photos or you're helping them actually on site then you want it to be near you you could also do this remotely you could hire people to go take photos and hire people to do
stuff but the simplest way is for you to do it yourself at first just to get a feel for it so that's why you're going local and then this is the URL so if we go to this link right here in column B it'll take us directly to the listing that we're examining and then these dates are the calendar dates of each listing and true or false true means that it is available and false means that it's already rented out so we can see already that we've got this one this one this one this one
and this one are already rented out so we're not going to Target those blue ones what we're going to Target are the ones where it says true meaning they're available and If we go out past these weeks we're just going past out farther and farther and farther and you can see that they have not rented out their listing at all far into the future and even all the way up to the present they have not rented out their listing what we're going to do is I'm going to go here I'm going to go and I'm
going to copy this I'm going to paste it into my browser and here we have the listing we already know that they um they don't have any reviews and we know that they have not rented out their listing at all at least least in the near future and look at this $55,000 per night imagine if you got just 20% of $5,000 per night now this specific one I might say their issues might be the pricing but we've got a four-bedroom home 5 minutes from the Detroit golf club and they are not able to rent it
out and then all you do is you scroll down here all the way to the bottom and you click contact host and here is where you make your offer to them for helping them out with their listing now you might say I don't know what to message them I'm going to show you in just just a second exactly what to send them but I just want to say what you're going to do then is you're going to repeat this process for every single listing that you found in that spreadsheet where they they weren't rented out
at all and they had no reviews you could pick other things too remember that software I showed you the appify it can look for like photos it can look for all types of other things that you might be able to help them improve but what you're going to do is just send out messages to them each one repeat it over and over and if you do this today I guarantee you're going to start getting responses and you might even be able to land a deal by the end end of the day if you just follow
these instructions now I'm going to show you exactly how you can figure out what to send them and for this I like to use chat GPT it will literally form a message for you now I'm going to show you how to do it you can use this exact message that GPT is about to give us or you can go and generate your own but what you do is you click you can sign up for J GPT for free by the way and then you click on new chat down here at the bottom I'm typing write
me a message that I can send to Airbnb hosts that have low bookings offering my services to them to help them them increase their bookings all I ask is a percentage of any bookings that I'm able to add to their calendar let's see what chat GPD comes up with boom chat GPT is literally giving you the copypaste message that you can send out to these Airbnb hosts now you could vary the message a little bit you could say hey chat GPT I want you to generate a message for me that I can send to Airbnb
hosts that don't have professional photography on their Airbnb host so that I can come in and I can provide that service for them to help them to get more listings or whatever the thing that you think you could offer you know maybe it's housekeeping services maybe it's whatever it is maybe it's handling all the messaging maybe you want to say hey I'll manage all the rental messaging all the questions from your renters all the bookings I'll manage your calendar everything for you all I asked is a percentage maybe you want to do that so you
might want chat GPT to generate a little bit of a different message for you in that case um but this is a great message that you can use and you copy and paste it you go back over to Airbnb and you just paste it right into the message box and obviously you want to put I think her name was Wendy and then you want to put your name at the bottom and you are ready to go to send this message out to Airbnb again send out a bunch of these send out as many as you
can send out 50 of them if you can and until you start getting responses back and literally by the end of the day you could already be making money off Airbnb without ever owning a property without renting a property without having any physical property that you are in control of at all even just start simply you might say oh man I don't know how to do all those things that you listed in that email it doesn't matter just pick one or two of them and offer that to the Airbnb host now I want to talk
