hi Krishna everyone welcome to facility management this is part of the uh principles of Temple Administration and this is called 10 areas of concern so we're going to look at 10 areas of concern today that if you just invest a little bit of your time and energy into uh within the temple can help to put things a little more in the mode of goodness and will help to reduce the the risk of of misery and suffering later but no matter how much time and energy you put into the world is a place of degradation so
things break down things screws fall out all the time so it's an imperfect place we just have to get used to that but we have to try our best to do the right things in the mode of goodness within the material energy to help them work in a more savic manner definition of facility management the integration of processes within an organization to maintain and develop the agreed Services which support and improve the effectiveness of its primary activities so basically the processes are coming together and within the organization uh that has to be maintained and then
we're able to develop the services that we need to supply and it proves the effectiveness of the primary activities basically it means that if you want the the The Wheels on the car to turn the axle has to be greased the engine has to be looked after and all the little different parts and pieces they need to be maintained then the wheels turn and everything goes you got to put gas in the car Petrol in the car like that content overview so these are the 10 areas uh that we're going to look at health and
safety fire safety security maintenance cleaning operations management tendering and procurement uh commercial property management or leasing continuity planning space allocation and change so these are the 10 areas we're just going to get right into it so first one is health and safety so health and safety is a huge area to get into um and really a lot of times there are local authorities who dictate a lot of your health and safety standards you really need to have a facilitate facility manager who's on the ball with these things and make sure that everything in your in
your Center or your temple is really in accordance with the health and safety the way it should be now uh one senior devote who' been Temple president for many years he said to me that with running the temple a lot of times the uh the government regulatory bodies they dictate certain levels of health and safety and he was explaining how it can be really heavy sometimes that you have to come up to a certain standard he said but his experience was that it's really good because it forces us to come up to a higher level
of practice uh in order to meet these standards so health and safety if we don't pay attention to this it's going to increase the risk for our devotees for our community who come to the temple so it's a very important area to look after fire safety uh fire safety there there need to be fire extinguishers fire alarms um in some places uh in London we actually have fire ladders things you take out and roll down the side of the building if you need to escape um all of these things need to be in check uh
again a facilitate a facility manager or someone looking after the facility should take care of these things and uh should check again with the the local regulatory bodies or the fire department who come and do regular we have annual Inspections just to make sure everything's in place next is security we need to make sure that the center or the temple is secure in in so many different ways this may include the installation of uh a CCTV it may mean you have to put uh Shutters on the front of the building to protect from vandalism it
may mean that you have to change the locks every time uh uh a certain person leaves or comes or goes or annually if you have door codes then they may need to be changed uh security means you may need to have someone who's walking around the building in a in a a hi his jacket just to show that there's some security and we know or it may may mean that there has to be other secure measures for how you take your money to the bank and do the banking all of these things need to be
looked at so it's another area of concern maintenance repairs testing and inspection so don't let things degrade in your temple to the point where uh you know the mode of ignorance is so prominent that everything you go to touch is like broken when things break fix it it's really difficult believe me I know uh in our Center there's always something breaking it's a Perpetual uh uh fight against you know the degradation of the material energy to try to keep everything working and functioning it seems like there's always something broken in some area but if we
we're regularly maintaining it um getting the repairs done also there should be uh testing of equipment I know we have to have regular gas certification tests we also have to have uh electric tests the electricity has to be tested all of the appliances have to be um pet tested so all of these things have to be done and and then there are regular inspections where people again from the government regulatory bodies come in but actually we should be so on the ball that we're doing our own inspections we were functioning at a very very high
level uh that goes kind of in accordance with which fer prop I wanted to see in regards to cleaning uh which is something that also should be done facility managers should be making sure that everything is getting cleaned regularly Shula prad wanted to see that our centers were revolutionarily clean I know one Center or not one Center but one yatra uh the Hungarian yatra under his Hol shiv ramr they do amazing amazing service in this area their their temples and centers are so clean when you go in you just feel that this is revolutionarily clean
operations management so behind the scenes there are a lot of things that need to go on to make sure that the the management can happen um so due to the immediacy of the response required and many of the activities involved in facilities managed manager uh the temple Commander we need to keep a tight control and sometimes provide daily reports what does this mean operations management it means making sure that all the different areas are functioning if for some reason your boiler is not working then that means there's no heat that means the the residents the
brah brah AR they're not going to have hot water they're not going to have heat means there's not going to be any hot water in your restaurant not going to be hot water in the parari department your puar are going to come in they need to take cold showers just the breakdown of one area it messes up the whole total operation so operations management means you need to see the whole picture and try to understand what is the effect uh of one area not functioning properly tendering and procurement this may or may not be something
that you have to deal with but um sometimes we may have contracts service contracts um or utility bills or utility companies rather that provide us electricity gas water uh we also have um agreements for our um um drains cleaning out of the drains maintaining the boilers maintaining uh other aspects doing the electricity testing uh different things like this the gas so annually at least you should check or have someone check facility manager would be the best person to make sure that the price you're being charged is still competitive and also that you're getting value for
money and this will mean that you have to have all of this information at hand how much you're paying who you're paying when you're paying what they Supply in order to put out to Tender the um uh the the this contract so that you can have people come back and give you new quotes So this is something that should be regularly going on again it's mode of goodness and it's proactive uh commercial property management and leasing so maybe you are leasing your property where your facility or Temple is located or maybe you have an external
property like a flat or two flats or building or something that you're leasing so if you have lease agreements or you're in a property again this is something that's going to need to regularly be reviewed and also it needs means that someone's going to have to really pay attention to what's happening my humble advice and opinion is that all of these things should be done legal and above board again mode of goodness pays off in the end take the time to make sure things are done properly then later uh you might not find yourself in
difficulties continuity planning so this maybe another thing that's new to many people as we discussed earlier about uh the mode of goodness so continuity means thinking ahead thinking about what may or may what could go wrong in the future uh some of our continuity planning uh in London is that uh actually we we a few years back we had specific boxes made to size to fit with styrofoam and proper packing all of the deities which means that if something were to happen like a natural disaster or if there is a fire or if the a
war breaks out or or something the economy crashes and everything goes crazy then basically we have a plan to put the deities in these safety boxes and get them out of the building and move them to another property and to begin and set things up from there so this is a facilities uh Management Department would be key players in this a space allocation and change so in many of our temples centers spaces at a premium and it has to be allocated appro uh has to be allocated properly we're going to discuss this a little more
in the next section but if if your Center or Temple is anything like many of the others that I know uh one one year your uh your offices is an office and then the next thing you know it's a seminar room and then it becomes a a uh a lounge or it becomes a theater then it turns into an extension of the parari department and then like this and like that so space is constantly changing and it needs to be allocated and reallocated for specific use so this is Facilities Management role to to oversee that
make sure that the areas that need the facility get it and not just that someone takes it over and does whatever they want with it but it's something that should be proactively understood and decided so in summary these are 10 areas um that uh need regular attention in order to manage krishna's facilities nicely and this last module that we're going to go into will cover the development of facility policies and the allocation of that facility so we hope that you found this course of some benefit um and we encourage you to move on now to
