67 counties across the entire State of Florida from the southwest Gulf to the east south Florida the Panhandle and everywhere in between in today's video like the title suggests we have narrowed it down to only 10 and the 10 best I personally think for 2024 I'm going to break down the geographies and why they matter what really makes these places special what are they really known for in this list I'm also going to share the 2024 public school ranking for each and then finally at the end of each section I'm going to share kind of
a bonus of a maybe hidden Jam City within each County that you can both explore and possibly live my name is Adam Hancock you've arrived at the Florida relocation guide YouTube channel your smartest way to buy sell Endor invest for the entire Sunshine State and without further Ado let's hop in all right number one on my list in no particular order we are kicking it off of the really unique one and where I spent most of my college age years Santa Rosa County Florida geography wise like I mentioned this one's the real nomally in the
conversation we are heading all the way over to the northwest side almost to like the tip of the Florida gun and for further context that puts you 40 Mi one way to Pensacola is about 175 Mi back East to the Florida capital of Tallahassee and then about 87 miles the other way to Mobile Alabama if that doesn't tell you how far this is over but it's easier to get that way than the other okay so what really makes this area special to me personally this is a place you can go to still get that same
pristine lovely enviable Coastline you may be seeking but in a much more underdeveloped laid-back and less commercialized Manner and in the same line of thinking you're going to probably have a lower overall population which is going to give you possibly a closer nit Community available to you and even a lower cost of living overall in most areas compared to most of the other parts of the State of Florida so whether you choose like a Gulf Breeze with the beaches and the Pensacola proximity you the underrated naar um or even like historical Milton you know the
combination of protected beaches water sports and other things similar that are available to you in this part of the Panhandle without necessarily going to the cliche obvious 30A District um could be interesting Santa Ros County number 22 ranked Public School District in the state overall B+ rating about 41 schools and 3100 students and lastly my best Hidden Gem City to live in 2024 for Santa Rosa County I got to go with Novar Beach and I know this area is getting a little bit more Vogue than it was in the past but I still think it's
Sneaky within the panh handle itself but especially when you step out of the pan you take the whole state super underrated beautiful beaches way more laid-back environment and a super interesting alternative to like a Pensacola Beach or much more popular options okay number two on our list we are heading to the Northeast Coast a real fan favorite St John's County Florida the quick locational context for this one is probably just being considered a Southern suburb of Jacksonville Florida which is a very very large city the largest by land area I think in the contiguous United
States technically 32 miles south of that then you're also north of Daytona Beach by about 60 miles so those are your book ends you go EAS you're in the water and then for your final border if you go west you're about an hour and a half one way to Gainesville Florida which is the home of the University of Florida Gators and St John's is also known for being the home of St Augustine that's why I said uh the fan favorite comment also pabra amongst a few others okay what makes this one special so for me
this is kind of similar to the Panhandle conversation on number one really another florid to escape but we're St really especially excels is the combination I would say of historical depth luxury living and protected natural beauty because you have St Augustine like I mentioned oldest city in the United States you have cobblestone streets historical forts you have cultural festivals an area you can truly get romantic about then next we have pabra world class Golf and it really wins with like Leisure luxury living so you got that option you have Nate just to name a few
master plan Community or communal amenities are ridden you have a bunch of options Great Schools which I'll mention the next section you got all of that at your disposal and then unlike the Panhandle you are next to a massive City with Jacksonville so you hop right up there and you have you can get your jollies of any big city thing that you would need whether it comes from work or entertainment or whatever that may be right there but when you come back to your house that's where I mentioned the Escape when you come back home
you don't necessarily have to sit in that all the time but to have all of that at your disposal within a 15 a 30-minute Drive is pretty unbelievable St John's County is your runnerup number two overall ranked Public School District in the state a rating about 56 School options and 50,000 students Hidden Gem City for St John's I'm going to throw out volano Beach this year this is a smaller residential Community it sits just north of St Augustine and offers a much quieter and more secluded experience in general than it's much more famous Southern neighbor
you have beautiful beaches local restaurants it has own Beach pier and potentially is a less populous but equally as Charming alternative number three on this list my hometown and one that makes a real argument for number one best overall Sarasota County Florida geography wise this one puts you pretty much in the dead center of the Southwest Gulf Coast so you're about 1 hour below Tampa Bay you're about an hour to an hour and a half north of Fort Meers Florida about 2 hours north of Naples and the Everglades area you go to the other coast
about 3 and 1 half one way to West Palm Beach about 4 to 4 and 1/2 above to that St John's County Jacksonville area about 3 and 1/2 to 4 the other way to the Miami flid to area so really Central overall this one is also the home of the famous CEST Key Beach half of Longboat Key Beach St Aran Circle Leo key the Sarasota City Limits obviously and then you also have some other cities south Osprey nomus Northport and Anglewood okay so what really makes Sarasota special when it comes to Florida you have many
options that you can get close to water you can get near unbelievable beaches entertainment culture that whole thing right a lot of ways to satiate Florida needs you're entertaining the state right so you're seeking historical value when it comes to Florida most likely Sarasota County because of that being said I think is more valuable in the Jos of the Alternatives making the case for if you had to pick one happy medium one place to reside amongst small metros this one is more valuable within that and then it's value on top of value on top of
value if it's under that ceiling so for instance take the geography we just mentioned you know I would want you know regardless where I lived in Florida I'd want access to the other cool stuff I mean you have the keys in Miami the Atlantic coast the Golf Coast I'd want access to all the stuff right I wouldn't want to be just pigeon hold into one necessarily well if you had to pick one to uh be your be your home base then the central proximity of Sarasota County is unbelievable right you have everything you'd possibly need
parking the Panhandle 4 hours or less most of it's 3 hours or less and then I would also choose to be on the Gulf Waters if I had to choose between Atlantic golf whatever it may be I would uh I would choose I like to call them golf Waters the best uh and then even like fortunate hurricane history whether that's Indian you know rituals or geography or whatever it may luck um Sarasota's held up pretty well knock on some sort of wood for that conversation so I like that then speaking of the golf orders I
mean worldclass beaches not just United States bordered I mean world uh cesta key 7 m long beer Island three beaches on it unbelievable Venice Beach anore Island you have Leo Longboat Key cultural coast of the State of Florida so technically it has the highest density of art galleries um theaters you have the whole John railing history museums all that kind of stuff and everything else related to that category in a small geography and then new construction super uncommon to have this amount of new construction master plan suburbs that flank such a small area like that's
a lot of the knocks on like the beach towns is like if you really want like a new construction kind of housing it's all Urban infill and you don't have you can't get like a normal neighborhood as much which for good or bad or whatever but I mean Sarasota has a crazy amount in the state's total realm I mean you have Lakewood Ranch uh is the number one multigenerational master plan community that exists uh 40 plus neighborhoods there's like three downtowns within it you have Wellen Park which is one of the fastest growing that exists
a bunch in between unbelievable schools which I'll mention next but just you can keep going right to have all of that um and then still be able to drive to the others that's the order I would take it so that's where I think this one stands out Sarasota County takes the throne for the number one overall Public School District in the entire State for the first time I've ever seen a rating about 62 schools to choose from and 455,000 students Hidden Gem City 2024 when it comes to Sarasota let's go with Nomas Florida and a
lot of if if you've even heard of this at all a lot of people it's only on the radar as a past through town if you're traveling from Sarasota South to Venice you drive through two towns One Call Osprey one called momus but other than that a lot of people have no relevance to it at all but it has a very sneaky underrated location one it's very Coastal so you're right on the gulf just like the others but and you have Nomas beach with its own little boardwalk and stuff like that but because Siesta Key
is above it and Venice Beach is below it a lot of people are going to naturally Shoot To those two locations and this one sneaks in between so you're just going to have a lot more environment uh to play with yourself without all those people all the time that's a nice perk and secondly the thing I really like about it is it's located north of Venice island so what that gives you basically is a little balance of everything that's cool about Sarasota because you're north of the island so you can easily access not just your
own Beach but you can shoot down and use Venice Beach casperson beach is huge sharks tooth area Brohard Beach is the dog the only dog beach in the county it's really close by and then you have downtown historic Venice which is all the shopping and stuff Wellen Park which is the master plan new area that's all pretty close but because you're not south of the island you're north of it you're also closer to Sarasota so you got Casey Key to your West you have cesta key to your North so you can experience all of that
lak ranch also isn't incredibly far away and a lot of the new construction in my opinion is going to hit this area you already got a little bit you have like Talent preserve and some new neighborhoods but because of this interesting location it mirrors another area called Palmer Ranch which is Right Above It South Sarasota we're east to west it looks very very similar on a map you have Inland you have Coastal and you have all of that kind of thing so so um this is just an inet area that no one's really done much
with but it's coming soon so pretty soon here you'll have maybe one of the most interesting locations and you'll no longer lack the residential new construction that is the gap right now on to number four about the southernmost tip of the Southwest golf conversation colier County Florida and location wise like I just kind of hit it at there's really nothing significant going south of this area so you fall off into the water or you go Inland you go north you go to the other Co the county above coier is Lee so that's the home of
Fort Meers and then I had mentioned in the last section you know this area is going to be about 2 hours south of Sarasota and then Tampa Bay is above that but one of the biggest benefits of geography here in my opinion of like Sarasota County versus coers both on the Gulf Coast both similar Vibes is if you want a little closer proximity to going to the other side because you get so far south here that your borderline parallel with uh Miami so you could signific you could reasonably on who's driving be in Miami Fort
Lauderdale or boaro town in two hours or less so if that's attractive to you versus some of the other options this could be a key to that conversation within colier what's uh matters would be one right off the bat Naples so this is a part of Naples Florida Marco Island which is that part right above the Everglades really interesting area the biggest city within CER County would be considered Bonita Springs to the north Aero is right in there in that conversation uh like the right in the Florida Gulf Coast university area and that would kind
of um round out the the significant areas within multiple cities that involve this County okay so what really makes colure County Special similar to geography as the video progresses here I'm really going to start to try to separate these from each other I'm looking for differentiators and one for this part particular part of the state is definitely the combination of sophistication and luxury the set of neighborhoods that exist in front of downtown Naples on the Gulf of Mexico Port Royal aqualine Shores the moing that area 1% type of living unbelievable homes deep water canals straight
Open Water that's the kind of living you're not you're going to see in the same way in even Sarasota as a neighbor or Northern Tampa or a lot of the other parts so it's really interesting right behind it then you have some of the highest end shopping that exists in the entire State as well with downtown Naples along third and fifth but also in like a quaint unique way you know it's like a laidback um romanticized French New Orleans feel there like that's way would describe it a lot of a lot of filler wordss the
way of it describing it but then all of that on top of that what I really like is this isn't jammed into like a bricklin Miami or a Manhattan style condominium environment that's not what this is these are neighborhoods a lower populated nature Centric area so with the Everglades right there Marco Island below you you have the the bird watching shelling kaying it is in a um very exclusive feeling Community overall so I think that whole layer of combination is what makes it special cier county has a really nice showing as well with the fifth
ranked Public School District in the entire State a rating 73 schools to pick from and about 48,000 students Hidden Gem City for colier county is potentially a community that you may not have heard of until now called Goodland so this is a small area located on the Southeast quarter of Marco Island which is in colier but is the largest of the 10,000 islands and it is just chalk full of old Florida charm really interesting spot you have amazing waterfront dining and seafood you are home to the Mullet Festival great fishing and one of the best
things about it is it maintains like a quirky artistic Island kind of environment so definitely worth uh your while to check out we've hit the halfway point we are heading back to the East and Space Coast bbard County Florida okay when it comes to bardan geography if you park the Panhandle conversation for a second this puts you almost dead center exactly in the middle of the Atlantic coast part of the state so that gives you 2 hours in essence below Jacksonville which we mentioned earlier just 2 and a half hours as well above Fort lale
Miami go the other direction you're two hours one way to Tampa Bay Florida fall through the Gulf Waters or landos in between so you're 55 minutes uh oneway to Disney if you look at that the right way it gives you the best of the coolest parts of the State of Florida mostly um in in a unique way which we're going to get into next what's included in bbard as far as Citywide that you might recognize there's many many but you have Melbourne Cape Canaveral Titusville merid Island Palm Bay Sebastian just to name a few okay
what stands out about BR County Florida I would say three headed monster of value unique Technology Innovation uh natural beauty and probably recreational options so this area is the Space Coast known as the Space Coast of Florida so you have Kennedy Space Center there you have Cape Canaveral as well so beyond just maybe even space explor exploration enthusiasts you know this activity is going to attract technology town it's going to attract engineering amongst some other Industries so interesting for an area that is sneakily shoved in between a more desolate way of two much larger more
populous metros to the South and to the north so for economic stability overall interesting second thing I like and I'm not sure you're aware of this but Bard is home to about 72 miles of stretch of open accessible Atlantic Frontage so because of that is and that's more than any other County in the entire state of Florida open stretch so because of that whether you like going to the beach because you're on this particular geography surf's a thing or surf's not a thing in my hometown of Sarasota so if you like to Surf if you
just love natural beauty Wildlife all that kind of thing then this is a fantastic and laidback way to do it so I like both of those Bard County comes in at number 25 on the list out of 67 total public school districts just out of the top third B+ rating 111 schools and almost 75,000 students Hidden Gem City Bard County Florida 2024 I'm going to go with Melbourne Beach this is still similar to like the panhandled of our conversation still sneaky as far as the whole state is concerned and it's lovely it's quiet it's calm
old Florida charm through and through beautiful beaches a lot less populous than your neighbor Coco Beach and you're going to have direct access to the Atlantic Ocean direct access to the Indian River Lagoon Pride themselves on conservation amongst many other things number six Hillsboro County Florida okay Hillsboro County and location so this is Tampa this is what people are thinking of when they're thinking of Tampa Florida now it involves it's a large area involves more cities than are just cold Tampa that would be a little narrow but that is what people are mostly talking about
so in a video like this at this point on number six we're kind of contextually Storytelling at this point right cuz we've talked about geography so much that I don't want to just say the same over and over but it gets simpler in some ways and in essence this rounds out the South Southwest Gulf Coast you know I've talked about Sarasota being in the center and Naples and Fort Meers being to the South well this is the northernmost tip it's a three-count conversation of Tampa Bay Hillsboro is one of those counties and the largest of
the counties no one's really fighting to go north of Tampa Bay for any reason in the state if you go northeast you hit the villages you go more directly east than you're you could be at Orlando in less than two hours from Tampa Bay and I already mentioned that you're also about 2 hours one way to Melbourne Melbourne Beach area so uh that's kind of where it sits in the state now when it comes to like all the different cities that you could technically consider Hillsboro I think it's a little simpler than that because the
way that I think about it is that like I mentioned most of it's just consider like kind of Tampa Tampa proper right you have the main city area everything's kind of clustered within like three four exits on the interstate and then it's suburbs that offshoot basically East West and north of that conversation it's just going in a certain direction then what are they called and you don't go south be directly south because you hit the bay basically so for instance if you go east of the city um you're going to hit an area called Brandon
an area called River viiew you go below that it's Apollo Beach and then wama Rusk and Sun City Center if you go west um and still Inland being Hillsboro right because if you keep going west in this pelis county is the coastal County that's your Clearwater Beach your St Pete Beach all that but you go west you can actually go towards the water without being in it which is interesting um you have West Chase you have the like you know it's suburbs and cities but it's just really dist directions carolwood Northdale you have all these
areas um Citrus Park or whatever then if you go north um before you get to Pasco which is your Northern County of the third which is Wesley Chapel's home then you hit like loots Tampa Palms so there all the value here which we'll get into a little bit more is just an offshoot of the middle part that everybody deems important which would be Central working District of Hillsboro that's how I would frame that one up okay what do I love about hills Boro County Florida well earlier in the video I made a case for Sarasota
being the best possible happy medium when it comes to smaller metros well what if you want that same Central proximity that that provides and what if you want the same Golf Coast Waters and that kind of access but you need more I'd like to make the same case for Tampa Bay but for larger metros right so between these two might cover all your bases because Tampa's going to give you a lot of things that Sarasota can't it's going to give you more job General economics more job options it's going to give you larger univers it's
going to give you much more variety so if you want that kind of thing in a in a pretty underwhelming way as far as like too many people and all that kind of thing really interesting and I like a lot of the way the city's set up so if you want kind of City living right you want Bungalows or more Burrows than master plan neighborhoods a lot of really interesting options you know I love hide Park both historic and North palmaia West Beach Park old seminal Heights Tampa Heights you got a lot of things right
there in the heart that can have cover a bunch of criterias a bunch of styles luxury Davis Island Harbor Island all that kind of thing well then you can also just flank the city and you can go east west Southeast and north and have abundant suburbs and all offering a little bit different options based on what you really need you know if you go to the east one of the most convenient ways to access town but you can get Suburban family housing it's more mature but um save hundreds of thousands dollars by being 10 miles
away with Brandon Riverview Progress Village Southeast would be a cheaper version of that Apollo Beach wama Rusk and Sun City Center well you go west that's interesting because you could go west and Hillsboro I don't think I mentioned that so far in the video but and not be all the way to the beaches yet but be be in between and still get Suburban housing so if you go to like West Chase Citrus Park carolwood Northdale that area then in the right area you could get 20 minutes to both downtown Tampa oneway Clearwater Beach world renowned
Beach the other way and still have Suburban housing so that would be your Ju against those two go to North you get maybe the best mous strap the most new construction the most like master plan new stuff with Tampa Palms and loots and you know go further to Pasco County and get to Wesley Chapel but I love all of that it's the same with the entertainment Vues right like they're all set up in districts right so if you're looking for kind of like a bougie high-end walking safe District you got hide Park Village you want
to go opposite go super eclectic go eore City the entire the entire area was founded on the back of cigar rolling and it has a cool brick building things like a New Orleans style aesthetic you can do in between with the International Plaza Bay Street with the international mall you have um you know you could keep going you know St Pete's on one side you have the great Sports Town Tampa Bay buckser right there you have the the lightning a lot of success in the last few years Tampa Bay Rays are um in the St
Petersburg side you have the rowdies over there as well uh every music comedy thing that comes between Channel side with amily Arena or the amphitheater you know really everything you need art with the strata Center you have everything you need and then you can shoot down to Sarasota in 1 hour or over to Orlando in two so um that's what I like about this one Hillsboro County was ranked number 23 out of 67 for public school districts for 2024 B+ rating 309 schools and almost 224,000 students okay underrated City Hillsboro County luds Florida Lutz so
this one heads north of the main city area towards the suburbs like a lot of them do but I think it strikes a nice little balance because you go this direction a lot of times to get some sort of suburban spread out a little bit more space something that's just very difficult to get right around downtown South Tampa that kind of area but if you get all the way into like the Westley Chapel Lando Lakes seever Hills area you know that 25 miles one way can be pretty hairy going to all the working districts Rocky
Point sou Tampa Downtown Etc well loots goes about 142 miles so it's still close enough to the stuff but not right in it so you get the benefits of more space there's tons of lakes there's a little Brewery close-knit community and that kind of thing but um gets in a area that you can both shoot west southwest to the coast and uh Southeast to the city of mes number seven an area that encompasses a very large part of the famous Walt Disney World Resort Orange County Florida location for our number seven is C Florida and
I've really thoroughly bordered this one out I think with the previous items on the list so far but or Orange County is an area of about 1.5 million in population that includes Orlando Florida which is your top dog you could say 20 25% of the total population is Orlando but beyond that all those other cities there's actually uh many that have a significant percentage basis into that population so not tiny areas Winter Park Winter Garden you have Alfa ultimat Springs Dr Phillips is a popular one Lake buen a Vista this includes the portion of Disney
that covers Orlando not aola um just to name a few okay so what is special about Orange County of Florida well the loow hanging fruit would obviously be the theme park conversation theme park capital of the world here with Walt Disney and Universal and SeaWorld and so if you're into that in any capacity whether that's due mostly to work or to play then hard to beat there and then what's one of the most interesting things to me is if you take the Ripple of all the things that come with the area of a theme park
environment like that and all that development and then you add the network of universities and colleges which includes the University of Central Florida which is technically one of the high the largest universities by enrollment in the United States then you're primed for a pretty unique job market like a dynamic job market especially when it comes to Tech Health Care and education I'd say so could give you a nice option in lie of needing to go down to Miami with the higher cost of living or and in a much more central location than maybe at Jacksonville
but uh similar kind of large Hub environment and then lastly what I'd mentioned too is to think that this is all all Disney it's all like cimi all Disney all all that it's not necessarily the case it's such a big area that you have areas like winter park for example which very Suburban kind of charming environment there's many other little suburb offshoots that you and your family can reside that aren't necessarily in the thick of what everyone would picture in their head as proper Orlando so I like those three things Orange County Florida came in
at number 17 overall in the public school rankings right outside of that top 25% cortile a minus overall rating 276 total schools and just about 207,000 students City I like for Orange County in 2024 Winter Garden you have a Charming blend of history and all the modern elements that you would come to expect you have nice downtown brick line streets local shops restaurants Etc really strong Community Vibe and then I think above all else if you're going to live by a large Hub like in Orlando if like you're going to be close to all the
minutia there then you might as well strike the balance if you can convenience mixed with Suburbia in my mind and that's what this does really really well so you can benefit from not being right in the thick of the city but close by you can have all the things you would possibly want when it comes to the State of Florida kicking off the last three on this list number eight what many would consider the true epitome of what's considered Florida Paradise Monroe County Florida okay this one would be our geography peacock of sorts for lack
of better words cuz if you weren't super familiar with Monroe this is technically the home of the Florida Keys including Key West which is the southernmost point in the continental United States so you have Key West to the South key Laro to the North in between you have Marathon Big Pine is marada just to name a few and then the rest of location is pretty simple because the gateway to the keys is Miami so your closest significant city in South Florida close part of Monroe to the close part of Miami is about 60 Mi one
way and then everything else is up and over what do I like about Monroe County Florida it is a pretty simple one this is about completely going on island time whether that is for the rest of your foreseeable future or just a few years to try it out it's going to be like no other super laidback a lot closer n community in all aspects because of the lower population and the intentionality of like-minded people you're going to have an area that's really committed to sustainability and natural ecosystem and if you want snorkeling and fishing and
Diving to be a part of your and the beach to be a part of not two vacations a year but every single day life then this could be the winner okay even though you're probably not moving you and your family realistically to the Keys targeting school districts Monroe county is still not terrible number 30 out of 67 total uh school districts in the state B+ overall rating about 24 schools and under 9,000 total students an area like this year in the Monroe County conversation is called Big Pine Key so this is going to be definitely
a lesser known and less populous version of a more tourist heavy Key West and but just as compelling on its own outright so unbelievable recreational opportunities a nature lovers dream a really close-knit Community to boot and just Charming overall number nine on my list Charlotte County Florida okay when it comes to location for number nine I would say this is by far the most fringed player on this year's list because Charlotte County in essence is a alternative offshoot option of two much more popular areas that are very close by it so this one catches the
bottom tip right below South Sarasota County and then right above the northernmost tip of Fort Meers so Sarasota's here Fort Meers is here but loads loads cheaper hundreds and hundreds of thousand dollars cheaper than places are 20 35 minutes one way to it so some of the major like Lamark cities to kind of keep in mind for the conversation Puna Gord is the big guy you have Port uh Port Charlotte's in there Anglewood is partly in Sarasota County part of it hits Charlotte same with rotunda West placa and I would say net migration wise not
just in the State of Florida but really just between all the areas that people come down between Florida Texas North Carolina Georgia this is in there with one of the most invogue conversations that people are curious about at the moment and putting their money where their mouth is and the more popular Naples gets and pins into the bottom of Sarasota both of these get it's going to squeeze this area into more popularity innately what is so special about Charlotte County Florida I think the major appeal for me is three-fold number one of those three is
someone that's seeking a much more laid-back relaxed pace of life and environment overall this would be a good uh thing to satiate that need in the Sunshine State number two is perspective affordability and the reason I say perspective is it's not affordability in the world as a whole even the state as a whole really it's just in relation to the option A's in the mind of the people the Metros that are close by this one this has a lot more value in jums position to that idea and number three is if you really if you're
moving to the state and that what you value or deem the most important is the same thing that the people that moov to Sarasota and moov to Naples value the Gulf Coast the central proximity all of the art and culture that exists within those metros this gives you close proximity not just to one but both because of how it's sandwiched and then beyond that there's even some sneaky interesting items when it as it like the Charlotte Harbor all the EST environment and all of that kind of thing as well the further you get into it
as a local res so that's what I like about Charlotte Charlotte County Florida just missed the top 10 for 2024 in public school rankings coming in at the number 12 spot a minus overall grade on niche.com 24 total schools to pick from and just under 177,000 students an area I wanted to call out for Charlotte County is a master plan Community called Babcock Ranch this is really really unique it would be an incredible value to being anywhere around Puna gorta and one place that it could stand alone in a silo versus it usually being a
b player in the coastal conversation ju position and it crosses its Southern Charlotte County a little bit into Northern Lee County as well so it it's it's sandwiched in between those two but it's got a lot of really interesting elements one is it is technically America's First Solar Powered Town it has like an 870 acre solar farm there and then it's master planned out you know like if you're familiar with Lakewood Ranch at all it's got kind of that Vibe going on so it's a bunch of different communities mixed together that cover pretty much everyone's
criteria different price points uh high-end custom stuff large lakes entry level stuff Villa single family homes Town Homes it has multiple downtown Town centers built into it it's basically everything but the beach it has stem schools built into it it's really Progressive as far as stem gyms um it has autonomous uh golf carts that like drive you around it has co-working built in and they're just getting started so Babcock Ranch would be something we've been doing a lot there uh assisting clients both in investment and not so that's something definitely to check out okay in
our 10th and final one for 2024 we are heading to South Florida and talking Broward County and locationally this is going to be your Northern neighbor of Miami Florida by about uh 30 Mi or so several large cities that make up a really significant portion of the 2 million plus population at any given time typically year year Fort lale Florida is going to be your largest city within this County but it doesn't just drop off the table 9 10 other cities that have over 100,000 uh most likely in population on their own outright so many
many options Hollywood pmri Pines you have Coral Springs you have pompo Beach Deerfield which a lot of uh people from the Northeast and Canada enjoy alike uh along with many others okay what do I like about Broward County Florida I would say the option to live the quintessential Miami based lifestyle but a slightly slower pace and potentially double the value you have waterfront properties international airport cruise Fort environment you have restaurants good schools entertainment all of that kind of thing but in an Apple's Apple Housing environment potential huge savings for the same property in Broward
County Public Schools came in at number 26 on a list out of 67 total options B+ overall grade 329 schools to pick from and about 250,000 students okay rounding our number 10 on the list an area that I would definitely recommend checking out this year is called Lauderdale by the Sea and this is a little bit lesser known but really really intriguing spot and it's a small coastal town that's basically nestled in between Fort Lauderdale and pompo Beach and it's known for its kind of laid-back uh Village likee atmosphere you have a walkable downtown uh
