We are out at Candereo. So, this is the rooftop of the first tower and they're already starting the second tower. Candereo.
Um, for reference, that is Flora Farms right there. And then that is Ara. This is like the only project that is in this proximity.
And um I'm going to show you over here. This is Flora Farms fractional. Okay.
And those rent out in the summertime for like 800 a night. So it's pretty wild for like a twobedroom. And this is uh all two bedrooms, two bath.
Um, but actually one buyer combined two units. It's going to be really nice. That one's going to be like what the the top of the iron right there.
That's where or the top of the steel. That's where that four bedroomedroom unit. They turned it into three, but they combined two.
So, it's going to be really nice. There's one left in this tower and there's four left in a bottom tower. They just finished this yoga studio next door.
kind of like in in line with the vibes of this area. So, I'm doing this as an update to the buyers that have already got in, but also just to let people know there are five units left. And when I launched when we launched this, I called it I said it was going to be the best rental income project in Cabo at the time.
I still stand by that. So, I believe the rental income on this is going to be really good, especially when you're starting to see other areas. They're just like way too much competition.
So, it's a little sketchy right here, but I think I'll do it. If you look at the concrete, too, it's actually more expensive to do it this color, but uh they are doing it like this. So, one of these units has stairs in it.
There's only like two units that are like that. It's kind of like a duplex. And then the other ones are all one level.
And these are going to run out really well because you have people know Flora Farms, people know Aare. And first of all, they're super expensive, right? Not only just to go eat, but when people have weddings and other things here and other people are staying, like you could stay here for half the price and you're still going to be getting really good rental income as an owner on that.
So, I would say as of this moment, the people that have bought here are more uh investment and rental income plays. And it's actually been almost all California buyers, you know, almost all. Matter of fact, I'm trying to think where the other one was.
It might have been one Colorado buyer. So, this is the first tower. This is done by O Group.
They have a project that just got completed in downtown San Jose called Eststerero. And um this is their second project. The only difference between this project and that one is the architect and the architect is named Francisco Parlo.
Really wellknown architect in Mexico City. So I just wanted to give an update here. You got parking.
You're going to have two pools. You're going to have a gym and obviously like gated HOA security. So, um but it's it's come along nice.
So, these are going to be the parking spots and obviously like elevator, you know. Um there's actually going to be a sauna on the rooftop. I thought that was maybe a little overkill, but I guess it's in line with like the wellness of the area.
Once again, you just see the color of the concrete. I think they said it's it's actually 25% more in construction cost to do that. So, they're really paying attention to detail.
I'll walk over to the sign so you can see some of the renders. I'll drop those in. And you can see the second tower.
That's really where the first unit is going to start. Those have like really nice balconies. So, and then literally you go down this road and that's Flora Farms right there.
But just to kind of give you an idea. So, 16 condos, right? There's five left.
And I do believe that this is still very there's a lot of value here. And uh Andre on my team is helping sell this. She's been doing a great job with it.
But we're we're excited about this one. Five units left. rental income play in Cabo, shoot me a message.
Uh we actually just sat down and discussed what was the best unit left because I got a guy from Houston that has already bought that's looking at it. He's coming in uh next week. So hoping to sell a couple more of these just to keep the momentum going and to provide value for everyone, the the initial buyers, the new buyers, and to add something to this community that's going to be really nice.
