congratulations you're under contract so [Music] you're under contract and these are exciting times but we're just starting the process so I want to go over some things so you know what to expect the first thing is the option period the buyer is going to most likely schedule an inspection and get your house checked out so they can see if anything comes up that they feel like they need to have addressed that's gonna be the option period so we need to make sure you know when it starts in when it ends it's also very important to
make sure that the water and electricity and all the utilities are still on so the buyer can inspect those and it's also important that we keep those on until the closing date so don't turn off the water and don't turn off the electricity before then so we're gonna go through the option period they're gonna get an inspection we may have some more negotiating to do but after that will be pending now when we're pending there's still other things that we have to get through in order to sell your house the first one is the buyers
financing approval now that we're under contract the lender has the contract and they're underwriting both the buyer and the property and so they're approving the buyer for financing and they're approving the property part of the property approval is an appraisal and so we're gonna have an appraisal scheduled so again we need to make sure we keep the house clean keep it in good shape because we have an inspection and an appraisal to people that are coming to check out your house to make sure it's good for the buyer so once we get through the buyer
financing approval in the appraisal and the property approval then we'll be clear to close and at that point we'll be ready to close and sell your property so again we're super excited that you're under contract but we need to make sure we keep the house clean and keep it in good shape because we have inspections and appraisal and remember we need to keep the lights the the power and the water on until closing because right before closing the buyers going to do one more walk through of your house to make sure that the water still
